Anthem Country Club homes have held their values pretty well over the past three years (see chart below). The average sale price has only declined by 3% over the past three years. Meanwhile the price per sq. ft. has remained virtually unchanged. Homes are selling with a 3-4 month time frame signaling that the Anthem Country Club has been in a balanced market for the past few years. Already 2012 is showing signs of a rising market for Anthem Country Club homes.

Yes, we have a train in Anthem. The kiddie train winds through the Community Park and through the playground. During Christmas they decorate the tunnel with Christmas decorations, and at Halloween they turn it into a haunted tunnel. The kids love it. And the adults do too.

The real estate market in Anthem ended the year on high note. The average sales price was up 13% over November and 5% December 2010. For the year as whole the market seems to have leveled off, prices only being 2% off 2010 levels. The number of homes on market headed down to 205, about a 2 months supply. While the number of homes currently under contract edged down again. Year over year sales have fallen by 44%. Activity slowed a bit in Anthem for the month of November. And the average sale price edged back down, although the average price per sq. ft. increased. This tells us that the smaller, lower priced homes are selling. And the bargains are quickly disappearing, as evidenced by the lowest sale price continually increasing month over month. Overall for the entire 2011 year, the average sale price is only down 3% from a a year ago. The number of homes on market inched up again to 211, about a 2 months supply. As we complete the fifth year of the real estate market downturn I am still asked by people, "what is a short sale and how does it work?"
The best definition I can give of a short sale is, the seller of a home is trying to sell the home SHORT of what they owe on their mortgage. And that's where the simplicity of a short sale ends.
