engineered certification: Many Thanks To Kate Wheeler For My Daily Dose of Inspiration - 10/15/09 03:58 AM

It's Time to Step Up or Step Aside - Life Before Activerain and Now
Well, thank you Kate for feeding me the fodder and the inspiration for my daily AR post rant . I love waking up in the morning and the first thing I do, or should I say second after preparing my daily coffee and Bailey's, is log on to all my new friends at AR. I have yet to fail at getting a spark of inspiration from at least one post that I read and I do read a lot of AR posts. Funny but … (3 comments)

engineered certification: A Home Built In Two Minutes - 10/14/09 03:44 AM

Take two minutes to check out the link below if you want to see just how quick and simple your building solutions can be. http://www.youtube.com/watch?v=E76jxaCddRc&feature=related

Albeit  the time line is exceedingly hyperbolic to say the least this will give a builder, developer, planning departments, permitting officials and especially the homeowner a basic understanding of just how easy, safe and clean manufactured, modular and pre-fab home building has become.
Sure there is still the basic permitting, site work, infrastructure, soft scape, hard scape and appurtenances to go. But overall this keeps the whole home-building process and experience extremely simplistic and … (0 comments)

engineered certification: Of Course We Can't Hold Lenders and Investors Responsible For This Mess. Thank You JP for Giving Me Fresh Fodder For My Daily Post - 10/09/09 03:01 AM
So if I'm interpreting you post correctly the poor banks are the victims here. They didn't seduce any naive Americans into borrowing money they could never repay? They didn't create a Nationwide feeding frenzy of unqualified borrowers rushing to partake in that great American Dream?
it's only natural and instinctive to want to be a homeowner in America. Of course anyone in their right minds would want to own a home if they only had someone who would loan them the money. The banks and lenders that participated in this gold rush mentality didn't have any second thoughts about lending the … (2 comments)

A Realistic RE Deal and a great time to establish a new niche in the Real Estate and Lending Industry With Manufactured Homes.

The Oldest and Biggest Manufacturing Business in the World is Home Building. And it’s done in the open air, in the mud, wind, rain, snow, dust, dirt and ultra violet while almost every other manufacturing business is done in an indoor protected and controlled environment.

My advice to fellow Active Rain members? Spend a little bit of your blogging and social networking time hooking-up with and getting to know your local Manufactured Home Dealers and Contractor. … (27 comments)

HAVE YOU HAD ENOUGH LOAN MODIFICATION?  Well, I don’t know about you but I am LM’d out. I have never spent so much time researching and writing about a subject about which I have absolutely no interest.  I’m sure by now we’re all Loan Modification "experts" anyway so alas and thank the heavens here’s my third and final Loan Modification post. I am going to keep this one short and hopefully somewhat sweet. This post will basically discuss the future of the budding loan modification industry; a future which may be in doubt. While there are indeed many legitimate LM companies and attorneys in … (4 comments)

engineered certification: LOAN MODIFICATION COMPANIES - New Business Model or Risky Scam? Chapter 2. Resources For Home Owners In Need of Loan Modification Advice. - 09/02/09 06:06 PM
The mission for this chapter is to chronicle: How the bad guys came to get into the fray, How most scam operators work their cons. and How RE Brokers, Lenders Realtors, Agents, loan officers and most importantly the Homeowner can spot and avoid the con. Note that, while we have indeed painted the Budding Loan Modification Vogue with a pretty broad brush. in no way am I implying that all loan modification programs are scams, nor are attorneys that participate in them greedy opportunists.
HOW THE BAD GUYS CAME TO GET INTO THE FRAY.  There are many hard working and sincere people endeavoring to … (16 comments)

engineered certification: LOAN MODIFICATION COMPANIES - New Business Model or Risky Scam? Chapter 1. - 08/25/09 02:31 AM
LOAN MODIFICATION COMPANIES - New Business Model or Risky Scam?  Chapter 1.    NEW INDUSTRY MODELS? In today’s deplorable economic climate with literally thousands if not tens of thousands of folks losing their homes and hope of ever owning another home diminish by the day, is it any wonder why American home owners succumb to the antics of unscrupulous loan modification companies and attorneys?  The question for real estate licensees is, do we join the growing number of companies offering "loan modification" services?   NEW BUSINESS OPPORTUNITY?  I came very close to jumping into this hot bed in ’08. But thank God I had the … (54 comments)

engineered certification: The Other Shoe Still Hasn't Dropped - 08/20/09 06:17 AM

I'm not trying to actively rain on anyone's parade (pun intended) but the fact is we've only been dealing primarily with the sub-prime debacle. What about all those prime and jumbo ARM's coming due in the next couple of years? I think we still have a pretty bumpy road ahead. According to information released by pundits on the CNBC business channel we could see 48% of homeowners underwater by 2011 coupled with more un-employment. This is startling to say the least. But most folks are to busy with their lives, families, businesses, careers, etc. to see the … (3 comments)

engineered certification: Yes. Loan Modifications are a fatal blow for many RE agents and Brokers: Inspired by Lenn Harley's post. - 08/10/09 05:51 AM
This post was inspired by Lenn Harleys recent post about RE agents getting involved with Loan Modifications.
During good times most folks just go along with the status quo without a care in the world expecting everything to just keep on keeping on. But when all of a sudden the whole engine just seizes up and the entire economy literally hits a wall it doesn't take long for folks to start to panic and even become desperate. During desperate times folks can and do take desperate measures.
As I said in one of my previous posts the Manufactured Home Industry is … (3 comments)

engineered certification: TAYLOR, BEAN & WHITAKER MORTGAGE CORP Suspended By FHA For Allegations of Loan Fraud. Could This Cripple The Availability of Funding For Manufactured Home Lending? - 08/09/09 06:24 AM

With the advent of the suspension of TB&W from FHA fewer options remain for land home loan programs for mobile homes/manufactured homes. TB&W ranked third nationwide among FHA lenders was perhaps the largest "Mortgage Broker" loan source in the United States specializing in land/home mobile home and manufactured home conventional 30 year fully amortized loan packages.
This leaves Wells Fargo and B of A who deal directly with homeowners as the two major players in the mobile/manufactured home lending arena which unfortunately leaves thousands of small independent lenders with very few options which can and most likely will cripple … (4 comments)

engineered certification: 2ND POST IN A SERIES ABOUT EARTHQUAKE PREPARDNESS "DISPLACEMENT" ARE YOU AT RISK OF BEING FORECED OUT OF YOUR HOME AFTER A DISASTER? - 08/07/09 06:27 AM
DISPLACEMENT
So now that the stage is set I’ll get to the point. Unlike wind, fire and flooding events that can and have wiped out entire communities earthquakes can and usually do give you a second chance if proper proactive and preventative measures are implemented. The biggest tragedy and challenge in the aftermath of any disaster is total loss of the use of your home also known as DISPLACEMENT.  There are three classifications your home may be subjected to if it is damaged in an earthquake as well as many other types of disasters but let’s focus on earthquakes for now. … (0 comments)

engineered certification: THERE’S BEEN A WHOLE LOTTA SHAKIN GOIN ON IN THE MOBILE/MANUFACTURED HOME INDUSTRY LATELY ABOUT THE INEVITABLE “BIG ONE!” - 07/29/09 07:31 AM

Mobilehome destroyed in the January 17, 1994 Northridge Earthquake.
In the photo above the entire structure and all contiguous appurtenances and accessory items of the home were totally destroyed.  The destroyed skirting, shifting, tweaking  and the separating walls and ceilings, out of rack and broken door and window  frames and openings throughout the interior and exterior along with the severed and broken utility lines and misc. connections pretty much leaves you with a major repair if not a total loss.
Additionally,  the steel mainframe chassis that the home is built on and several integrated components i.e. cross beams, I-beams, … (0 comments)
