 For the month ending February 2011 the residential real estate markets of Brunswick, ME saw 13 condos and homes sell compared with 9 a year prior in February which represents a 44% volume increase year over year. Housing prices in the Brunswick residential marketplace continue to stabilize despite a statistical drop of 23% this month with the median price clocking in at 200K compared with 260K a year prior. The current inventory of homes on the market in Brunswick remains low, but watch for many new homes to enter the marketplace this spring.

Yarmouth Maine's Real Estate Market had a strong month in October 2010. The Homes for Sales in the Coastal Maine's town saw 11 transactions close in October, and increase of 57% from October 2009 and an even larger increase of 83% from September of this year. Median pricing was reported at 285K for October, up 4% from 2009 and up 14% from September 2010. Although the Yarmouth Maine Real Estate Market saw higher sales prices these numbers had a positive effect on the median days on  the Market per house in October.  The residential real estate markets of Brunswick Maine saw a whopping 20 transactions take place at a median sold price of 220K after sitting on the market for 110 days in April 2010. This represents a volume and pricing increase over April 2009 of 43% and 5% respectively.

For the month ending October 2009 the Freeport Maine real estate markets saw 9 transactions transpire at a median sales price of 309K. Up sharply from October 2008 when only 5 properties traded hands at a median price of 245K.  Pricing month over month has been up for the last 3 consecutive quarters.

The Bath ME residential real estate market saw 8 transactions take place in June 2009. In June 2008, 8 transactons also occured. Median priced dipped a bit however, about 12% from 149K to 131K.  This mid coastal maine housing market continue to see healthy activity given the overall economic conditions and overall the Bath market had a solid spring.

The mid coastal Maine housing markets continue to remain sluggish and extremely slow compared with the more southern regions surround the greater Portland housing markets.

 For the month ending May 2009 Lincoln County real estate saw 26 residential transactions occur at an average price of 203K. In May 2008, 34 homes sold at an average price of 265K representing an 24% drop in volume and 23% drop in pricing. Comparing to April 2009 however, volume was up 63% and pricing was up 4%. The current inventory level is at 801 up from 746 in April.

Brunswick Maine real estate posted fairly weak residential transaction numbers for the mony of May 2009 with 10 transactions taking place at a median sold price of 184K compared with 22 transactions at a median price of 267K from the year prior and 14 in March. The inventory of properties on the market interestingly however dropped to just shy of 200 clocking in at 199 compared to 207 in the month prior.

Bath Maine real estate following the local trend had a solid April given market conditions with 9 transactosn taking aplace at  with7 transactions taking place at a median sold price of 112K compared with 11 transactions a year prior and 8 in March. Median pricing was down  significantly year over year 32% and down 5% from the month prior.  The medan days on market however was very low, 31 contrasting with 107 in March and 151 in April 2008.

Freeport Maine real estate had a very slow January following a similar Maine trend.  Only 1 property sold compared with 8 from a year prior.  The one home sold for 136K after sitting on the market for 127 days. In January 2008 the average home sold for 326K. Inventory levels actually rose in Freeport to 85 relative to 76 in December.

coastal maine real estate: Sagadahoc County Maine 2008 Real Estate Year in Review - 01/19/09 06:34 AM
Sagadahac County, a mid coastal Maine community  saw 289 transactions transpire at an average price of 205K after sitting on the market for 134 days.  Contrasting with 394 transactions at an average price of 230K in 2007 and one can see how slow things are.  These numbers represent a transaction level drop of approximately 27% and a pricing drop of 11%.  The volume is almost half of what it was in 2004 and prices are right about where they were in 2003/2004.

Cumberland County, home of Portland Maine saw 3060 residential transactions occur in 2008 vs 3703 in 2007, a drop of 17% in volume. The average sold price was down 9% to 275K from 302K in 2007. Historically the the pricing is right where Cumberland was in 2004, but the transaction volume is the lowest the decade has ever seen.  Real estate in the coastal regions has been hit the hardest as Portland proper has remained more resilient than most areas to the economic downturn.

 The Coastal Real estate communities of Phippsburg and Georgetown/Arrowsic saw 4 transactions take place with an average sold price of 232K and an average days on market of 365 in December 2008. This contrasts with 3 homes sold at an average price of 200K after sitting on the market for 44days on average in December 2008.The markets in lower mid coastal Maine have been and will continue to be slow as the 2nd home buyer is effectively stopped buying property given the state of the economy.

 Yarmouth Maine real estate had a good December with 7 transactions taking place at an average sold price of 460K compared with 4 transactions a year prior and only 2 in November. Pricing appears to be fairly constant with an average price sold of 485K a year ago compared to the 460K seen this month. The inventory of property dropped slightly in December with 60 properties now on the market compared with 68 in November.

Comparing this to 5 transactions at an average price of 171K in December 2007 one can see a price drop of 16% year over year. With an inventory of 105 properties the Bath Maine residential real estate market remains quiet and will most likely continue this way for the foreseeable future.
