lds agent: Cumming Homes for sale - 01/31/12 10:02 AM
At the end of December there was a six month supply of homes for sale in Cumming.  That amount of inventory is a market in equilibrium - it will be interesting to watch over the next 3 months as the inventory level rises.  I have two homes I am getting ready to list.  As long as sales increase the anticipated 4-5% and the amount of foreclosures on the market does not increase significantly I think 2012 will be a good year.

I watch the stats that are produced by the FMLS each month.  One item I have noticed in this market is the expectation sellers have compared to where homes are selling for.  In Cumming (Forsyth County), During 2010 the average listing price for a home was $343,223 and 5,386 homes were listed for sale in Cumming.  During 2010 a total of 2,171 homes sold and the average sales price was $277,645.
The average Sales price is 80.9% of what the average list price - that may explaine why so few homes sold.

lds agent: Short Sales in Alpharetta - 12/21/10 08:30 AM
This past Saturday I went on two listing appointments and the difference between the two communities was amazing.  One community was in Grayson - part of Gwinnett county.  In that community every home that has sold in the last six months or was currently listed was a short sale or a foreclosure.  Needless to say when the potential Seller saw what their home was worth they realized they would not be moving - They paid about $260K for their home about 4 years ago and today they would sell for around $185K - and that was the top of the range.  … (2 comments)

I received a call over the weekend from a potential first time home buyer concerned if she bought a home today it would go down in value - she asked my thoughts on the area.  I told her there are no guarantees where risk is involved, but from my standpoint the interest rates at historic lows - and when they go up homes become more expensive, a huge supply of homes on the market, and amazingly low asking prices even on homes that are not short sales or foreclosures and an $8,000 tax credit (over 5% of the purchase price of her home) - … (0 comments)

I come across what I think are very strong real estate deals occasionally and want to let you know about them.  There is a great gated community in South Forsyth - since 2007 lot sized are 2.4 - 3.4 acres with some of the best views in the area - the lots were priced from $271K to $540K per lot.  The Subdivision sold 1 lot in 2007 and none since then.  The community was foreclosed on by the bank and now the bank prefers to sell the lots in builk - today the Bank's real estate agent said they will sell … (2 comments)

This is a good sign - in our market it seemed like during October there were very few buyers out looking.  Then is seemed like the number of showings improved in December and then again in January.  Now that the latest NAHB/Wells Fargo Housing Market Index (HMI) has been released it reveals what I thought, that January was better than December.  The index is just coming off its all time low but at least moving up is good.  Basically, the builders are reporting seeing more people looking at their homes - sales will follow activity.  Sandy Dunn, the 2008 president of the National Association … (0 comments)
