I had a recent discussion with another broker about financing contingencies for a home for sale in Bethesda.  It makes me realize how little understanding there is about this vital part of the contract. She was clearing the contingency upon the 30 day end.  No!
Here is the language:

I got a phone call the other day from a highly incensed real estate agent. She was just spitting mad because she had spent $1000 on marketing costs and she just found out that my blog was showing her Westmoreland Hills home for sale at the top of page one. She was "offended" that I would have her listing on my IDX site and not have her name plastered all over it.

MC7270785 I have been previewing a lot of Bethesda homes for sale this week.  This house had gone under contract quickly when it first came on but the buyer backed out  due to a slightly elevated radon reading.  The sellers agreed to remediate and it should have been a no brainer!  There is radon in our entire area and to think that you could find a home anywhere that didn't have radon currently or have the potential to have radon is really unrealistic.

Because I knew the home was attracting enormous attention and would both get more than one offer and go over the asking price.  As a result I gave the process some time - 4 days from the Sunday open house to get offers into us.
Four buyers did pre inspections as a result.  Many others came through and viewed the house more than once, had the time to get their lending solidly in place and were comfortable with what they were buying.
