Why?
Because I knew the home was attracting enormous attention and would both get more than one offer and go over the asking price. As a result I gave the process some time - 4 days from the Sunday open house to get offers into us.
Four buyers did pre inspections as a result. Many others came through and viewed the house more than once, had the time to get their lending solidly in place and were comfortable with what they were buying.
The resulting contracts were clean, contingency free and each agent was allowed to present his/her client's offer in its best light. It was smooth and utterly professional.
This morning one of the agents whose client did not have the winning offer called me to thank me for the opportunity to get her client in the door and to say how much she appreciated the way I handled the process, giving the buyers enough time to be very solid in their decisions.
By not pressuring anyone with an artifically quick timeline we got more professional agents, more solid buyers and solid offers which were much more beneficial to the seller in the long run.
And I got a thank you for my work which made me smile!
