bulverde texas: Scam Alert in Texas - 07/20/09 01:25 PM
Scam Alert:
The Texas Department of Public Safety is urging Texas residents to make sure that any alarm salesperson, company or alarm installer that they hire is licensed by the Private Security Bureau.
The Private Security Bureau has initiated investigations in Houston, San Antonio, Dallas and Austin following reports that numerous unlicensed salespersons, installers and companies have been aggressively marketing their services to residents in those cities—primarily going door to door in neighborhoods.
DPS is working with the alarm industry trade associations to investigate these claims, which generally increase in the summertime. “If someone offering alarm-related services shows up at your … (1 comments)

bulverde texas: "Oh deer! Stop the car!" - 05/23/09 02:17 AM

No...that is not a type-o...I didn't mean "dear" I meant "deer" as in the furry creatures that I share my real estate market with as a REALTOR in the Texas Hill Country.

You've got to admit they are pretty cute.  In fact as I type this I am sitting at my desk looking out the window and there are a herd of the little darlings making a breakfast buffet of my back yard.  They are cute and it's about time for the babies to show up and they are just completely adorable.  But these beautiful creatures have a distructive … (15 comments)

bulverde texas: Property appreciation in my neck of the woods! - 05/19/09 02:04 AM
I ALWAYS LOVE TO START THE DAY OFF ON A POSITIVE NOTE!
So last night I was bumming out after reading some online postings by people who compared ALL real estate agents to used car salesmen, crooks and bottom feeders.  Needless to say I woke up this morning and had to make a decision about how I want to face my day.  Never one to stay mired in a pity party, I chose the positive.  I drove to work enjoying the fact that it is a gorgeous sunny day in the Texas Hill Country and that I am going to … (5 comments)

bulverde texas: Top 5 reasons why the Texas Hill Country is great in the Summertime! - 05/12/09 03:20 AM
I love the Texas Hill Country and you will never hear me stop telling everyone what a wonderful place it is to live, work and play...and we do play!
I was kayaking with my son on Canyon Lake this weekend and we were stopped to rest and have a drink when Jordan commented on how fortunate we are to live in such a pretty place.  Of course his comment got me thinking about why summertime is so awesome in the Texas Hill Country and my list-mania kicked in and I just had to share my top reasons why the Hill … (1 comments)

bulverde texas: Top 5 Reasons Why The Texas Hill Country is GREAT!!! - 04/17/09 02:57 AM
Perhaps I am just a little biased...but I think that the Texas Hill Country is just the best place to live!  I am blessed to be a second generation Texas REALTOR who has the pleasure of living, playing and working in this heaven on earth.  There are so many reasons to love the Texas Hill Country and so I have compiled a list of reasons the Texas Hill Country is GREAT!
1.  It's just plain beautiful!  Everything about the Texas Hill Country is beautiful!  The wild flowers are a wonderful tapesty of colorful bliss that grace us every spring with … (0 comments)

bulverde texas: Online marketing rocks the house...or just gets it SOLD! - 04/02/09 08:32 AM
I remember when the MLS went online...okay well not online...we had a dial up thingy that you put the phone handset in and a DOS program that we typed into and often the phone would disconnect and you would lose all your work and have to do it all over again.  Let's just say that I remember when the books went away and we started staring at a computer monitor!  I remember when the FAX became to end-all, be-all for getting things done.  I remember when I got my first 20 lb. "bag" cell phone that made my car look like … (3 comments)

bulverde texas: Does anyone remember when real estate on the internet was new? - 03/30/09 02:23 AM
I am continually amazed by the ease of marketing properties, agents and brokerages online these days.  I remember when most agents were still saying the internet would never last, it would replace REALTORS and that the general populace would never go there first!  Hmmmmm...I am so glad that I was progressive thinking back then and bought my first website even though most of the agents I worked with thought I was insane!  Okay, now I ask the question..."Who is insane???"
Back in the day (man I am sounding like some old codger lecturing the whipper snappers!) you pretty much had three … (3 comments)

bulverde texas: Nothin' like fresh air and sunshine to sooth the soul... - 03/29/09 06:29 AM
It is a gorgeous day in the Texas Hill Country!  Yesterday I blogged about licking my wounds after being told I basically wasn't good enough to handle a listing.  Ouch...that kind of feedback hurts!  I generally handle negative feedback well, I have learned to let it roll off my back as my Mom and business partner has taught me to do.  I thought a lot about why that call bothered me so much yesterday because I am one of those people who is compelled to analyze where things went wrong and how I can learn, grow and get better from each … (3 comments)

bulverde texas: A "bad" market equals new housing starts, new development and increased property values??? - 03/27/09 02:57 AM
First let me start with a caveat...I am a Texas REALTOR who does business in the Texas Hill Country and we are very fortunate that we have not been exposed to some of the tragic fallout of the economic woes that plague many other markets.  With that being said I wake up this morning curious about what defines a "bad" market.  I have been invited to a Broker/Agent coffee in a couple of weeks being hosted by a developer (who I used to work for) announcing the grand opening of their latest (4th) upscale gated community in a rural/resort market.  I … (2 comments)

bulverde texas: If you ain't learnin'...then you ain't livin'! - 03/25/09 04:25 AM
I have never been a member of the MENSA society, but that hasn't stopped my desire for education.  I admit it, I have an addiction (besides shoes), I am an education junkie!  There, I said it...and yes I am aware that there are 21 step programs for people like me.  But I prefer to work out my issues in a classroom...whether I am a student or a teacher, it is simply a natural high for me to learn.  I can learn any way you can think of...classroom, online, correspondance, self taught...doesn't matter, but my favorite setting is still the classroom.  I believe my … (1 comments)

bulverde texas: Negative vs. Positive isn't just for batteries... - 03/20/09 02:14 AM
it's for people too!  We are surrounded by positive and negative in every aspect of our daily lives, yet much like the power housed in a little double A battery, we often fail to realize the power that we possess with respect to these two energies.  My Dad used to tell me that every day is a series of choices: good ones, bad ones, right ones, wrong ones, happy ones, sad ones, and yes, positive ones and negative ones.  The anomily seems to lie in the fact that so many choose bad, wrong, sad and negative choices everyday...day after day.

bulverde texas: The benefits of good communication. - 03/14/09 03:34 PM
Have you ever heard of Toastmasters International?  It's funny...you only get one of two responses when you ask that question.  One is "What do they do, toast bread?" and the other is "I've heard of that, been a member or would like to try it."  I learned about Toastmasters early in my life, in fact it was in middle school, because my parents were both Toastmasters.  They belonged to a club in San Antonio that met at lunchtime, so in the summer when I was out of school, they would take me with them to the meetings.  This was my first … (2 comments)

bulverde texas: My "WHY" inspires me! - 03/13/09 02:23 PM
I was taught a long time ago that when you set out to do something, you have to determine your "WHY" that thing or person that motivates you at your core to succeed at what you are setting out to accomplish.  For the past 12 years my "WHY" has been my son Jordan.  He is a true gift from God and inspires me every day with his great attitude, his sense of humor and his heart for people.  He is compassion in the form of a young boy who is part Boy Scout, part trombone player, part golfer, part photographer, part … (6 comments)

bulverde texas: Rain Rain, come and stay!!! - 03/12/09 03:25 PM
There is nothing quite like the beauty of the Texas Hill Country in the springtime and I am hopeful that we will be in for another lovely spring season in 2009.  Our Hill Country has been suffering a bad drought, one of the worst in history.  The lakes and rivers of our region are parched and the grassfires started by fools throwing cigarettes out the car window are a daily occurance here.  We have had rain for two days now and it is simply glorious!  The grass is getting greener, water is standing in the roadside drainage ditches and the levels … (4 comments)
