texas hill country real estate: How the Sun Worshippers Seach...for their next home! - 02/22/11 09:56 AM
How the Sun Worshippers Search...
For their next home!  I am a southern girl...more specifically, a Texas girl and that would be a title I wear with pride!  I have lived on both coasts and points in between, but I was born in Texas and that is where I have spent the majority of my life. One of the major draws of the Texas lifestyle is the sunshine!
I am also an optimist, always looking for that bright spot...or sun spot...in every situation and so when I read something positive about my region in a national publication, naturally it motivates me to … (1 comments)

Wordless Wednesday...Grace under Pressure...
Photography By:  Jeani Thomas Richie, Copyright 2008
This is a photo that I have exhibited in a show.  I took it while on a retreat in Mason, Texas in the gorgeous Texas Hill Country.  As I was walking along a dry creek bed I came across these lush ferns growing out of a solid rock cliff.  It struck me as interesting that something so vibrant and beautiful could grow out of solid rock.

texas hill country real estate: Good News for Central Texas! - 10/26/09 01:43 AM
BRAC BRINGS BILLIONS
One of the mainstays of the Central Texas economy and real estate market is the military population of San Antonio, Texas.  Everything from US Air Force basic training to the world renowned BAMC to flight training are big draws for population changes in the Alamo City and surrounding areas.  While word of BRAC (Base Closure and Realignment Commission) sometimes brings thoughts of loss to some communities, BRAC is bringing growth to the San Antonio area this time around.  This article recently ran in the RECON e-newsletter.

Wordless Wednesday...Hill Country Windmill
This is a shot of the windmill on one of the nature trails at the Lady Bird Johnson Wildflower Center in Austin, Texas.  One of my favorite things about living in the Texas Hill Country is the wildflowers!  Right now we have sunflowers all over the roadsides of the Hill Country and it is wonderous.  If you are ever in the Austin area, make it a point to visit the Wildflower Center!

texas hill country real estate: Texas Cities Lead The Way In Labor - 10/20/09 11:52 PM
   TEXAS CITIES LABOR AWAY
TEXAS (San Antonio Business Journal) – Four of the five best labor markets in the country are in Texas, according to a new study compiled by Portfolio.com. Austin leads the way, followed by San Antonio. Houston ranks fourth and Dallas–Fort Worth fifth. Landing at third is Baton Rouge.
All 100 metropolitan areas in the study, including those in Texas, have seen employment decline since last year. However, while 5 percent of the nation’s private-sector jobs have disappeared since June 2008, the collective decline for the 'Texas Four' has been 2.6 percent. The Texas markets still have … (1 comments)

texas hill country real estate: 7 Tips for First-Time Home Buyers - 09/22/09 02:24 AM

7 Tips for First-Time Home Buyers
Lately it seems that everything is all about first-time homebuyers.  Maybe it is because Generation Y is one of the largest home buying demographics, maybe it is because of the $8,000. tax credit, maybe it is because of savvy fiscally responsible buyers who have waited until the market is in their favor.  Whatever the reasons, the first-time home buyer phenom is alive and well and it is always good to make a first-time home buying decision armed with good information and know how.  I recently read the following in an article posted in the … (5 comments)

texas hill country real estate: What is that wet stuff falling from the sky??? - 09/09/09 01:47 PM
This morning I did not get to go on my daily power walk...if I had I might have ended up with some unwanted power in the form of a lightning strike!!!  The most amazing light show was coming across the lake toward our home.  You could tell by the wind and the smell of the air that rain was imminent, but it was easy to be skeptical about the actual amount of rain we might get because of our record drought that is plaguing our area.
At about 7:00am the sky opened up and the most incredible downpour began..."yeah, okay...just like … (6 comments)

texas hill country real estate: Canyon Lake Texas Residential Market Report August 2009 - 09/08/09 03:16 AM

Canyon Lake Texas Residential Market Report August 2009
Summer is coming to a close and the Labor Day weekend is in the books.  The Canyon Lake Texas residential market continues to be an interesting display of marketing facts that matches the trends of homes below $200,000. being the hotbed of activity.  With the jumbo lending market still being unsettled at best, the higher end homes are not selling as well and it is obvious that sensibly priced homes stand out in the ocean of current listings and are selling quickly.
The following Canyon Lake Texas residential market statistics for August … (1 comments)

NBCLAR SUPPORTS TREPAC WITH ANNUAL "FUN"DRAISER!!!
Every August in the extreme Texas heat the real estate professionals, affiliates and friends gather in New Braunfels, Texas for an all day, fun-filled series of events all for one purpose...to raise much needed funds for TREPAC (Texas Real Estate Political Action Committee).  As a former TREPAC chairman and retired PAC Trustee, this cause is very near and dear to my heart.  You see, I am not just a Texas REALTOR, but I have a passion for protecting the private property rights of my fellow Texans and because of TREPAC I have already been … (0 comments)

texas hill country real estate: My invitation came today...Google Voice is mine! - 07/29/09 12:37 PM

My invitation came today...Google Voice is mine!  I feel so special...I got an invitation!  I am sure I am not the only one and it wasn't engraved and it wasn't delivered by a man in a tuxedo riding in the limo, but I got one none-the-less!  I have been reading blogs about Google Voice and the sensation it is creating and couldn't wait to get mine.  So I waited, I waited like a nervous teenage wall flower at the school dance in the gynasium, hoping for a first dance.
Actually, the truth is that I had almost forgotten about the … (10 comments)

texas hill country real estate: Property Owner's Association Legislation in Texas - 07/23/09 07:36 AM
Property Owner's Association Legislation in Texas...
In the recent Texas Legislative Session there were several bills that pertained to the management, maintenance, and mishandling of POA/HOA's (Property Owner's Associations/Home Owner's Associations.)  In Texas, POA's have long been a bone of contention, a necessary evil, if you will.
On one hand, residents want the enforcement of restrictions, maintenance of community amenities and accounting for funds.  But on the other hand, many POA's are terribly mismanaged, irresponsible and in some cases discriminatory.  Many a POA contact has held up real estate closings because they don't have time, don't feel like or don't … (0 comments)

texas hill country real estate: Domain Name Extravaganza...But I Still Remember My First... - 07/16/09 10:57 AM
I am now officially the proud owner of 20 domain names...but I still remember my first...so many years ago when I took the plunge and bought that first website...when the internet was new.
It went something like this:
A "Doogie Houser" type techno-geek kid trying desparately to sell a rural country REALTOR her first website.  What he didn't know what that I was already committed to buying his product and he didn't really have to work so hard.  As fate would have it, I hadn't even thought about what my domain name would be and what I didn't know was … (33 comments)

texas hill country real estate: I want to be an unreasonable agent! - 07/16/09 03:25 AM
YESTERDAY I WAS ASKED THIS QUESTION...
"Do you consider yourself to be a reasonable agent?"  I proudly raised my hand high and smiled, thinking that I was going to win the grand prize!  That is when I was told "STOP THAT!!!"  I was puzzled..."Since when is being reasonable a bad thing?" I thought to myself...but the person asking the question was so compelling that I decided to find out why he thought that being reasonable was a bad thing and perhaps to learn why I need to consider being unreasonable.
I WAS ATTENDING A WELLS FARGO CENTER STATE AGENT EVENT … (6 comments)

texas hill country real estate: You can get the 411 on 281! - 07/10/09 12:51 PM
If you live anywhere close to San Antonio, Texas then you have no doubt heard about the ongoing feuds over how to handle the problem that IS US Highway 281.  This highway heads north out of San Antonio into the Texas Hill Country and has morphed from a beautiful country by-way into a nightmare traffic hell.  There have been many suggestions made and studies conducted regarding how to fix do damage control in this high growth area of Central Texas.  The words "Toll Road" started a near riot between pro-toll and anti-toll factions that created firework shows that rivalled anything … (2 comments)
