Have you ever wondered how subdivisions in Idabel got their names? Usually the first part of the subdivision name is someone's last name and the second part is either the word Subdivision, Addition, or Estates. You can probably guess at why a subdivision has the name that it does when part of it appears to be someone's last name.   The last name was usually the original developer of the subdivision.  As an example, Pollard Estates was originally divided into lots by John Pollard. Idabel Oklahoma has very few NEW homes.  The newest addition in Idabel is The Oakbrook Addition behind Pizza Hut on SE Washington St.  That addition was established in the 80's.  There is still new homes going in there, but they are being built by individuals who have purchased a lot for the construction of a new custom built home...  and then it may be a while before someone else gets a whim to build one.  There are only 106 lots in Oakbrook Addition and most of the homes are built on multiple lots of at least 2, some more than 2. … (2 comments)

Every smart real estate agent should be touting all of the benefits of living in the area where the agent sells homes.  Find the bragging points.  That's just common sense.  
 
Yesterday brought to mind one of the reasons I love my area.  Idabel is only 69 miles to Texarkana, Tx.  We can drive it in a little less than an hour. Digital age?  Sure!  Electronic Communicaton?  Absolutely!  I taught Computer Science at one point in my teaching career.  Tablets, iPads, Laptops, Desktops, iPhones?  I'm covered up with them.  
 
BUT

Don and I spent several hours yesterday and today with some awesome folks from Ohio.  They had traveled to Oklahoma to see a certain property and we spent some time going over aerials, maps, boundaries, income & expenses on a certain income producing property for sale.  
We also went over their qualifications to purchase and a list of actions they would need to take if they were able reach agreement and get a contract on the property.

1.  The longer it stays on the market, usually the less it sells for.  Buyers begin to wonder what's wrong with it that it hasn't sold. 
2.  If you've already moved out, the longer it stays on the market, the more likely it is to develop some issues.. the washers dry out in the faucets, the garbage disposal begins to rust up, etc.
3.  If you owe a mortgage on the property, the interest is descreasing your net, the longer it stays on the market.

Don't shoot the messenger.  Listen to the message though and listen well.  I say this to you when you look at properties and ask me how long from contract to closing.  I say this when we write the contract.  I say this immediately after the contract when you tell me that your loan officer tells you that he/she can get your transaction closed in 30 days.

The best way I can answer that is to direct you to some resources that supply that information.  
There are some easy-to-use online tools to check some crime rates in the neighborhood that you are thinking about relocating to.  The problem with it is that sometimes smaller cities and towns and their police departments do not report crimes to those sites.  Such is the case with CrimeReports, but the state of Oklahoma's database for sex offenders is fed into this site so it's useful for that information if that is a concern … (8 comments)
