Don't attack me with your loan program...attack the buyers!
Why are you calling me, the REALTOR(R) with your great loans?  You can get me a great FHA with a measly credit score of 530...that's great for you...advertise that in the paper or somewhere, however, I don't refer customer's to anyone...I merely suggest they get a few different mortgage opinions.
After all isn't red-lining illegal?
I don't want to be involved in any way shape or form on the mortgage side of real estate...It's not my job, it's not my forte...the only thing I want from my customer is a great pre-approval letter.

Hey President Obama,
I need a place for myself and my family. Yes, I was duped by the situation that occurred in 2005!  I was duped by a mortgage broker who embellished my income, who didn't explain to me what a balloon mortgage was, who said my property would only increase in value.  The picture of the future was perfect and I expected that the Economy would improve as well.
Well, "REALITY CHECK".
Now, I have had to move back in with my parents...my wife, and 2 children...I'm totally embarrassed.

American's, we're on our own...RE agents, we will survive...what does this mean? Read on.
OK, I've been busy for a while.  Been out of the state visiting my father, however, I'm back in Florida and working with some very intelligent people who have decided to take advantage of the market and to invest their money where eventually it will pay off.
Apparently, the government as it is being governed right now, is going no where.  We have a President who is in the midst of a situation that he cannot control.  … (7 comments)

Where have all the interesting topics gone?
Where have all the interesting writers gone?
Where is the stimulus?
HA! AMAZING...I THINK MANY OF THOSE WHO continuously contribute here are busy!
When we're busy, we don't have time to blog.  Or do we?
Blogging to me is relaxing.  I just wrote an offer, and listed two properties and I'm tired...So, I logged onto AR to see what was up.

What are you doing with people who have stated income?
How are you dealing with customers who have cash, however, they want a small mortgage with 2/3's cash and wish to mortgage a small portion of the purchase price with stated income?
I have a deal pending on a loan approval with a customer as above...Credit score is close to 700...It's been hit by several lenders ...used to be around 720....knocked down by a few lenders.
This person owns several properties that are rentals, small mortgages, great choices when they were purchased.  Even in this market, they are holding their own.

Have you noticed?
The cash customer's are coming out of the wood-work lately....AT LEAST, that is what we are seeing in South Florida.
People who had money in the stock market and who [seemingly] had the foresight to take their money out of the stock market are looking for another realm to invest in (so they are telling me).
As some rumor's have it, Warren Buffet is one...now is the time to invest for the long term.  As there are many wonderful properties for one reason or the other, be it an estate sale, or … (19 comments)

It IS REDICULOUS, the amount of SHORT SALES, the amount of FORECLOSURES which resulted in  foreclosure only DUE TO THE FACT THAT THE OWNER COULDN'T GET A RESPONSE FROM THEIR LENDER!
This is so rediculous. I mean, we as REALTORS(R) are shoving money at bank's trying (with the approval of the owner's) to try an help out the seller, trying to help out the lender...and to no avail...there is NO ANSWER...EVEN AFTER MONTH'S!
The economy is bad but there are people with cash, people with good credit scores trying to help these people in a short sale situation out...trying to buy them out … (8 comments)

Who do we classify in the Real Estate market as the tortoise or the hare?
Geeze,
The tortoise could be:
1. the banks
2. the buyers
3. the sellers
4. the lenders
5. the market
The hare could be:
1. Investors
2. People who are relocated due to jobs
3. People who have to downsize
4. Agents who have to sell properties from the 2005 frenzie
5. Estate sales...
Who is your tortoise and who is our hare...how do you perceive the current market...It's 2008.
Those of you who have any opinion at all, please tell me your view of the market as we start a new year in 2008.

We as professional real estate agents are going to be the KEY in changing this unstable market.
It is our VOICE that our customer's hear and rely on! So much negativity on the market is out there. The rough ride in 2008, the recovery (maybe they say in 2009).
IN THE MEAN TIME, WHERE ARE PEOPLE GOING TO LIVE??? Where are all the people supposed to go during the foreclosure phenomenon that exists right now...where???
We have to join forces and help the people that the mortgage industry in their craze in 2005 have destroyed ---many families, by ballooning (HOW ABOUT MEETING THEM HALF WAY … (49 comments)
