The condo market in Florida is hot, hot, hot! 
Foreclosures along the coastline are everywhere.  What's going on with this?  First there are multiple offers back in the market again.  People are competing with others with their bids on these units.  I have run into this five times over the last six days.  Who walks away with the condo?  Usually, a cash buyer with a quick close. 
How can you buy a condo that is in foreclosure?  You can pay cash, but upon submitting your offer make sure that it is your absolutely the highest and best offer … (3 comments)

Today I had the opportunity to go to our monthly Women's Council of Realtors meeting.  We got to hear all about Green building.  It is so exciting to know that a home can actually be built to withstand 200 mile per hour winds and earthquakes or fires.  We have the technology, we just need to reduce our footprints and embrace this new way of thinking.  No more waste.  Put all of your waste to a useful purpose and learn how.  Go Green and let's teach others how to as well.  Our resources are so precious.  Let's all learn how to conserve … (6 comments)

I am working on another short sale and my chances of success are high.  
This is what I submitted to them.  
1)  Signed and Dated copy of the purchase and sale agreement
2)  Hud-1
3)  Buyer's prequalification or proof of funds
4)  Seller's 2007 W-2 or 1040
5)  Financial Worksheet signed and dated by the seller
6)  Hardship letter written by the seller and dated
7)  Proof of income by the seller over the last 30 days if any, via two pay stubs
8)  Original Listing Agreement and Price Modifications
9)  Realtor price opinion

This is a warning to all buyers thinking of making an offer on a short sale.  Don't be fooled by the so-called short sale experts.  Let me share my story and this is just one of 25 this year.
I consider myself to be somewhat of a short sale expert myself.  After all, I have been to nearly every course offered on it in our local market area.  Not inexperienced at all as an agent.  I hold certifications that resemble alphabet soup with such designations as ABR, EPRO, CIPS, CRS, RSPS, TRC and others I cannot simply even remember right now.

short sales: Buyer's must have patience -- Short Sales - 05/28/08 12:10 PM
This week I am talking about buyer's patience.  There are plenty of short sales in the market place today.  What is a short sale?  This is when the lender is willing to forgive part of the debt owed by the borrower because the borrower can no longer afford their payments due to a hardship, say a job loss.  There are some great deals to be had, but the process is not refined yet.  It takes the lenders  anywhere from 30 days to 6 months to close a deal.  Where does this leave you, the buyer?  Not in a good position and it is not … (4 comments)
