The thermometer read 17 degrees as I pulled into Carrolwood last Friday... In spite of the cold temperatures, I was excited. It was the first of two stops I would be making that day, delivering my newsletter... -Carrolwood Subdivision on a bright and sunny day. I was dressed in several layers. It would be important for warmth as well as padding... My primary concern wasn't the temperature, but the icy conditions resulting from the wet snow we had two nights prior... I think they are pretty cool. I read various opinions on the value of such marketing. Calendars, magnets, recipe cards, etc... My attitude about marketing? I can't get enough... I order from MagnetStreet.com. 500 magnets cost about $200. I will be on refrigerators for at least 6 months. Seems like a great investment. I am delivering 300 to my primary farm areas, River Bend and Carrolwood. 100 will be sent to friends and family. 100 are unspoken for... Would you like one? Ken A Realtor you can trust.

How is your business plan coming? Do you have one? I did. Ken's 6 month business plan. It was simple, yet it kept me on track. Focused. I completed "the plan" about a month ago. I have yet to put a new one together... I am still working hard. Open houses. Delivering newsletters. Blogging. Showings. Listings... Yet I don't feel quite as confident because I am no longer "on plan". Hopefully succesful, but who really knows? So how is your business plan coming? Do you have one? It's not like I have been on vacation... On the contrary. I have had several buyer appointments, a listing appointment (which I did get), and two closings in the last two weeks. Oddly busy, especially for late December. All that activity is only a byproduct of what I really do for a living... MARKETING. And I was back marketing this morning delivering 165 newsletters to Carrolwood in Naperville and 140 newsletters to River Bend in Lisle. It was 23 degrees today and overcast. The weather this morning was damp. 51 degrees and breezy. Very raw. A chicken noodle soup type of day... It was also a perfect morning for delivering my newsletters. Today's target was Carrolwood, a subdivision of about 160 townhomes in Naperville Illinois. The homes are nice and modestly priced. People are funny. They are all different. There are happy people and sad people. Cheerful people and grumpy people. I noticed this as I was hanging my newsletter this morning in one of my farm areas, Carrolwood in Naperville Illinois. It was a beautiful day. Sunday morning. People walking their dogs and washing there cars. One of those days that feels great to be alive. Most of the people were so nice. I am clearly "working" the neighborhood as I hang my newsletter. It was gorgeous out this morning. A little breezy for my tastes, but no humidity and temperatures in the upper 70's here in Naperville, Illinois. It was a beautiful morning for more farming. We were back at it again this morning. Nickie and I pulled into Carrolwood subdivision just after 10:30 AM. Carrolwood is a very affordable townhome subdivision in Naperville Illinois. Great location. Between Rte. 59 and downtown Naperville. 160 units. So in a desperate effort to stay productive, I hung another 155 door hangers on one of my farm areas. I call it my Carrolwood Market Update. I put a little marketing of me above a chart of the active homes in the neighborhood. I think it's pretty nice. My wife creates it on Microsoft Publisher. Color. I think pretty effective, although this too takes time. Anyway... As one might guess, I came across several NO SOLICITING! signs. I got a chill every door I came up to with such signs.
