Tiburon and Belvedere home sales remained steady in August 2010 with nine sales - all in Tiburon. Building on a trend noted in this report over the past few months, median sale prices continue to rise while asking prices continue to drop. Both of these very important market indicators point to an improving market and more realistic expectations by sellers - the median price of homes for sale is down 7% and the median price of homes sold is up 4%. Overall, the number of home sales in Mill Valley last month (August 2010) totaled 15 and gave rise to the following averages: an average price of $995,933 and approximately 1,888 sq. ft. (or about $523 per sq. ft.). Note that the price per square foot number is prone to wild swings from month to month. For example, a few months ago, the price per square foot was $640 in Mill Valley. This is because the composition of sales varies from month to month - at best, price per square foot is a blunt instrument. Despite record low temperatures in Marin the Summer, the Novato, California real estate market has not cooled. We again had 33 trades last month and average sales prices and average price per square foot figures remained nearly unchanged from the past three months. The average sales price of Novato homes in July 2010 was $686,519. These homes averaged 105 days on market, were about 2,315 sq. ft., and averaged $312 per square foot. Homes in The Landing at Hamilton, Pointe Marin, Country Club, Rush Creek, and Bel Marin Keys generated the most calls and showings this past month. San Rafael, California real estate sales in August 2010: 25 sales. The entry level price band (under $600K) remains relatively strong — 29 of these homes are currently in escrow (39%). Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) remains buyer-friendly with 17% of homes in escrow. Sales and escrows in the 94920 zip code, which covers Tiburon and Belvedere, CA., remain anemic. In March 2010, we saw just 7 trades. However, the average price per square foot jumped dramatically to $866 (up from just $611 in January). We are seeing increased all cash activity as last month saw at least two sales over $3 million were funded in cash. Moreover, escrow activity is up with 40% of homes listed between $2 mil. and $3 mil. under contract - overall, the number of escrows is up 150% over last year.

I've written about this before. It is a scary scenario. According to the Mortgage Bankers Association, about $1.5 trillion in adjustable mortgages are due to have their rates reset this year. Now that it looks like the Federal Reserve will not lower interest rates anytime soon, many already cash-strapped homeowners/borrowers will soon see the 3 & 5 year fixed intermediate ARM loans (they took out during the real estate boom years of 2002-2005) adjust upward in rate.
