I have been chomping at the bit to write this monthly report as the market in Mill Valley is bursting with positive indicators. The number of homes sold in the Mill Valley, California real estate market rose nearly 50% over the prior month. Mill Valley's touchstone price band ($1 million to $2 million) appears to be striding towards normalcy. Not only is seasonal inventory healthy (with more homes for sale than last year), but so too is the percentage of homes in escrow (see below - it is hard to believe!). San Rafael, California real estate sales jumped in March 2010. We had 33 trades (compared to 24 in February). The entry level price band (under $600K) remains active, with 47% of homes now in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) has stalled a bit with just 28% of these homes in escrow. The inventory for single family homes for sale sits at 176 homes (we had 117 active listings last month). The Novato, California real estate market continues to exhibit strength across nearly all price bands (not so for homes priced above $1.5 million). March 2010 saw 43 sales (a huge increase from February’s 24 sales and one higher than the very high December 2009 total). The average sales price of Novato homes in March 2010 rose (again) to $653,072. These homes averaged 91 days on market, were about 2,293 sq. ft., and averaged roughly $298 sq. ft.

While down from December 2009’s 42 sales, this is an impressive number because of the short month, two holidays, and weather challenges presented in January and early February (after all, if people cannot go out and look at homes, they are not likely to buy one). The average sales price of Novato homes in February 2010 catapulted upwards by over 20% from January 2010 to $630,938. This month, Novato's absorption rate fell to an unbelievable 3.04 months. That is low. Absorption rates, along with days on market averages, provide a telling insight into the overall state of the market. As I have noted before, value properties can be found in virtually ALL price ranges in Novato. Pricing in most neighborhoods is back to what it was in 2002-2003. Note that available inventory in the entry level price ranges is way down and the percentages of homes in escrow is rising fast. The median price per square foot has dipped to about $575 per sq. ft. (which is down from well over $800 in mid-2007). While some buyers believe prices may slip a bit more, as noted above, most appreciate the fact that interest rates are very appealing. Indeed, mortgage math punishes those who don't lock in at or near the lowest rate possible. For example, if prices dip another 5% and interest rates go up just 1%, the monthly payment would increase rather significantly for an $800K home with 20% down (call me for exact numbers relating to a given situation).

While the pipeline of new properties and overall inventory levels increases dramatically throughout most of Marin County, CA (this is the prime selling season, after all), Novato's inventory level has remained very steady over the past 3 months. Just 151 single family homes are currently for sale. There were 152 homes for sale in April 2009 and 142 in March 2009.
Novato's absorption rate (e.g., the number of months of inventory currently available in Novato) again dipped dramatically. In March, Novato had 7.9 months of inventory, in April there was 6 months inventory, and today there just 4.97 months of inventory. … (0 comments)

The past few weeks have been glorious on the Tiburon Peninsula and Marin County. My 4 year old daughter Scarlett and I went for a walk with our dog along the rail trail (a former railroad line that is now a bike path skirting the bay) from Blackie’s Pasture last Wednesday and it must have been 75 degrees. As you can see, over the past 9-months median prices have dropped over $80K in Novato. Although inventory is down pursuant to the seasonal cycle, the number of homes for sale will rise quickly after the Super Bowl and through June. This article concerns itself with the relative price and value of one of Marin's most affordable towns-Novato. In other parts of California (and certainly across the country), real estate prices are down by 30% and foreclosures sky-rocketing. Yet, such phenomenon are very limited in Marin. In fact, much of Marin is experiencing a remarkably resilient home sales market trending upwards (even if just incrementally) in price. 
Yet, in Novato (Northern Marin) many home buyers (especially those in the entry level and move-up markets) are firmly entrenched in "wait and see" mode. They are waiting to see what happens with prices. They are waiting to see what happens with interest rates.
