homes for sale: Pacific Union Mill Valley Real Estate Market Report (April 2010 Home Sales Update) - 04/24/10 02:49 AM
I have been chomping at the bit to write this monthly report as the market in Mill Valley is bursting with positive indicators. The number of homes sold in the Mill Valley, California real estate market rose nearly 50% over the prior month. Mill Valley's touchstone price band ($1 million to $2 million) appears to be striding towards normalcy. Not only is seasonal inventory healthy (with more homes for sale than last year), but so too is the percentage of homes in escrow (see below - it is hard to believe!). With most economic indicators pointing towards recovery, the collective thinking among buyers … (2 comments)

homes for sale: Pacific Union San Rafael Real Estate (April 2010 Home Sales Update) - 04/24/10 02:43 AM
San Rafael, California real estate sales jumped in March 2010. We had 33 trades (compared to 24 in February). The entry level price band (under $600K) remains active, with 47% of homes now in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) has stalled a bit with just 28% of these homes in escrow. The inventory for single family homes for sale sits at 176 homes (we had 117 active listings last month). It is expected that this Spring will see a large number of homes hitting the market as sellers who have stayed out of the market for the … (1 comments)

homes for sale: Pacific Union Novato Real Estate Market Update (April 2010 Home Sales Report) - 04/24/10 02:02 AM
The Novato, California real estate market continues to exhibit strength across nearly all price bands (not so for homes priced above $1.5 million). March 2010 saw 43 sales (a huge increase from February’s 24 sales and one higher than the very high December 2009 total). The average sales price of Novato homes in March 2010 rose (again) to $653,072. These homes averaged 91 days on market, were about 2,293 sq. ft., and averaged roughly $298 sq. ft.
Novato’s price per square foot has hovered around $300 for a year now — in my mind, we are seeing the gradual recomposition of the market … (0 comments)

homes for sale: San Rafael CA Real Estate Market Report (March 2010 Home Sales Update) - 03/18/10 03:53 AM
San Rafael, California real estate sales held steady in February 2010, with 24 trades. The entry level price band (under $600K) remains active, with 48% of homes now in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) has continued to improve — approximately 47% of these homes in escrow. The inventory for single family homes for sale sits at 115 homes (we had 79 active listings in December 2009). It is expected that this Spring will see a large number of homes hitting the market as sellers who have stayed out of the market for … (0 comments)

homes for sale: Novato Real Estate Market Update (March 2010 Home Sales Report) - 03/14/10 04:53 AM
The Novato, California real estate market continues to show significant strength across all price bands, except for homes priced above $1.5 million. February 2010 resulted in 24 sales. While down from December 2009’s 42 sales, this is an impressive number because of the short month, two holidays, and weather challenges presented in January and early February (after all, if people cannot go out and look at homes, they are not likely to buy one). The average sales price of Novato homes in February 2010 catapulted upwards by over 20% from January 2010 to $630,938. These homes averaged 147 days on market, were … (0 comments)

homes for sale: San Rafael CA Real Estate Market Report (February 2010 Home Sales Update) - 02/14/10 03:18 PM
San Rafael, California real estate sales slowed in January 2010, with 25 trades, down about 20% from December. The entry level price band (under $600K) remains active, with 59% of homes now in escrow. Meanwhile, the $600K to $800K price band (a mix of entry level and move-up homes) has risen to about 36% of homes in escrow. The inventory for single family homes for sale has risen significantly to 111 homes (we had 79 active listings last month). It is expected that this Spring will see a large number of homes hitting the market as sellers who have stayed out of the market for the past … (1 comments)

homes for sale: Marin County, CA. Real Estate Update — June 2009 (Homes For Sale & Price Ranges) - 07/01/09 03:28 AM
This year has been peculiar in real estate. Obviously, prices are down in all categories. Obviously, short sales and foreclosures are featured on many buyers' dance cards. And obviously, the market is suffering from a negative feedback loop fed by the media. I spend all day, every day, talking with prospective buyers, prospective sellers, and contemplative owners of real estate. Early in the year, buyers were ALL talking about how they anticipated interest rates would go down to 3% (and some buyers were insisting that rates would go even lower). I would just nod my head and concede that was a … (0 comments)

homes for sale: San Rafael CA Real Estate Market Report (June 2009 Home Sales Update) - 06/21/09 05:06 AM
Moving into the Summer, San Rafael CA's real estate market is increasingly fueled by foreclosures and short sales. The low end (under $600K) has been hot (64% of homes in escrow). Meanwhile, the $600K to $800K price band has seen a surge in activity with 38% of these homes in escrow, up from 29% in May 2009. Increased affordability, low interest rates (although not as low as they were), an increased presence of FHA loans, and a shifting mindset are all resulting in a strengthening market. Additionally, the $8K tax credit for first time home buyers is likely helping pull some … (0 comments)

homes for sale: Novato CA Real Estate Market Update (June 2009 Home Sales Report) - 06/21/09 05:04 AM
This month, Novato's absorption rate fell to an unbelievable 3.04 months. That is low. Absorption rates, along with days on market averages, provide a telling insight into the overall state of the market. As I have noted before, value properties can be found in virtually ALL price ranges in Novato. Pricing in most neighborhoods is back to what it was in 2002-2003. Note that available inventory in the entry level price ranges is way down and the percentages of homes in escrow is rising fast. For example, 72% of homes in Novato priced under $500K are in escrow (up from 63% in May 2009); … (0 comments)

homes for sale: Mill Valley CA. Real Estate Market Report (May 2009 Home Sales Update) - 05/21/09 03:51 PM
The median price per square foot has dipped to about $575 per sq. ft. (which is down from well over $800 in mid-2007). While some buyers believe prices may slip a bit more, as noted above, most appreciate the fact that interest rates are very appealing. Indeed, mortgage math punishes those who don't lock in at or near the lowest rate possible. For example, if prices dip another 5% and interest rates go up just 1%, the monthly payment would increase rather significantly for an $800K home with 20% down (call me for exact numbers relating to a given situation).

homes for sale: Novato CA Real Estate Market Update (May 2009 Home Sales Report) - 05/15/09 03:17 AM
While the pipeline of new properties and overall inventory levels increases dramatically throughout most of Marin County, CA (this is the prime selling season, after all), Novato's inventory level has remained very steady over the past 3 months. Just 151 single family homes are currently for sale. There were 152 homes for sale in April 2009 and 142 in March 2009.
Novato's absorption rate (e.g., the number of months of inventory currently available in Novato) again dipped dramatically. In March, Novato had 7.9 months of inventory, in April there was 6 months inventory, and today there just 4.97 months of inventory. … (0 comments)

homes for sale: San Rafael CA Real Estate Market Report (May 2009 Home Sales Update) - 05/15/09 03:15 AM
As noted last month, San Rafael CA's real estate market is increasingly fueled by foreclosures and short sales. The low end (under $600K) is just on fire with "fire sale" prices. We are currently experiencing an amazing 69% pending ratio for homes priced at or below $600K (up from 31% in February). San Rafael's bread and butter homes, priced between $600K and $800K continue selling at a moderate pace with 29% of homes in escrow. Increasing affordability, low interest rates on conforming loans, an increased presence of FHA loans, and a shifting mindset are all resulting in a strengthening market. Additionally, … (0 comments)

homes for sale: San Rafael Real Estate Market Report (March 2009 Home Sales Update) - 03/19/09 03:35 PM
Following Novato's lead, San Rafael's real estate market is gathering momentum at the low end as foreclosures and short sales drive the market. We are currently experiencing 31% pending ratio for homes priced at or below $600K. Although not as strong a market segment as Novato, I would still characterize it as competitive price band.
Importantly, San Rafael's bread and butter homes, priced between $600K and $800K continue selling at a rapid clip - 31% of these homes are in escrow (up 2% from January 2009). Low interest rates on conforming loans are helping many buyers in the lower price ranges … (0 comments)

homes for sale: Tiburon CA & Belvedere CA Real Estate Market Report (March 2009 Home Sales Update) - 03/11/09 07:11 AM
After a lengthy period of overcast skies and a good deal of rain, the sun has returned to our happy peninsula, just in time for daylight savings. Never-mind that just like January 2009, February 2009 gave rise to just 2 home sales in Belvedere and Tiburon combined; sunshine, recently improving numbers in the stock market (considered by some a leading indicator), and pent-up buyer demand just might be the right recipe for increased sales as Spring sets in. Certainly, some nice inventory has found its way to market over the past few weeks, including 9 homes over the past week (among … (0 comments)

homes for sale: Tiburon & Belvedere Real Estate Market Report (February 2009 Home Sales Update) - 02/14/09 08:59 AM
The past few weeks have been glorious on the Tiburon Peninsula and Marin County. My 4 year old daughter Scarlett and I went for a walk with our dog along the rail trail (a former railroad line that is now a bike path skirting the bay) from Blackie’s Pasture last Wednesday and it must have been 75 degrees. The sun was warm and the water azure. Even Carmen (our black lab, if you are curious) seemed content to stroll in a leisurely fashion, enjoying the afternoon. Afterwards we went over to the ice cream shop downtown, took our cones to the … (0 comments)

homes for sale: Novato Real Estate - A Buyer's Market - Marin County, California - 10/11/07 03:17 PM
This article concerns itself with the relative price and value of one of Marin's most affordable towns-Novato. In other parts of California (and certainly across the country), real estate prices are down by 30% and foreclosures sky-rocketing. Yet, such phenomenon are very limited in Marin. In fact, much of Marin is experiencing a remarkably resilient home sales market trending upwards (even if just incrementally) in price.
Yet, in Novato (Northern Marin) many home buyers (especially those in the entry level and move-up markets) are firmly entrenched in "wait and see" mode. They are waiting to see what happens with prices. They are waiting to see what happens with interest rates. They are waiting to see … (1 comments)
