As with many of Marin County's micro-markets, Marin's luxury home market is showing signs of increased velocity and buyer optimism. As reported in previous months, "real buyers" continue to snap up homes in prestige locations such as Belvedere, Ross, Kent Woodlands, etc., along with "value" properties with locational upside, views of San Francisco, southern exposures, knolltop properties. In the $2 million to $4 million price band, sales have eclipsed last year's low numbers, inventory is down significantly and the number of homes with accepted offers (in escrow) is very high. Sales and escrows in the 94920 zip code, which covers Tiburon and Belvedere, CA., remain anemic. In March 2010, we saw just 7 trades. However, the average price per square foot jumped dramatically to $866 (up from just $611 in January). We are seeing increased all cash activity as last month saw at least two sales over $3 million were funded in cash. Moreover, escrow activity is up with 40% of homes listed between $2 mil. and $3 mil. under contract - overall, the number of escrows is up 150% over last year.

I have been chomping at the bit to write this monthly report as the market in Mill Valley is bursting with positive indicators. The number of homes sold in the Mill Valley, California real estate market rose nearly 50% over the prior month. Mill Valley's touchstone price band ($1 million to $2 million) appears to be striding towards normalcy. Not only is seasonal inventory healthy (with more homes for sale than last year), but so too is the percentage of homes in escrow (see below - it is hard to believe!). The number of home sales in the Mill Valley, California real estate market held exactly even in February – 16 trades (February usually has lower sales totals because it is a short month with two legal holidays and bcause January tends to have weather which limits buyer activity). Based on last month’s total sales, we currently have an overall inventory of homes sufficient to last 5.1 months (absorption rate). This number is higher than last month because of the large number of homes that came on the market very recently. As discussed below, however, our touchstone price band is performing very well.

After a strong run of 6 months with $5 million and up sales, Tiburon and Belvedere had none in January 2010. There are currently 65 listings in the 94920 zip code, which covers Tiburon and Belvedere, CA. It was quite a slow month, with just 3 sales. While the sales totals remain similar to that of late 2007 (well before the financial crisis of September 2008), inventory is up 43%. The slow market reminds some of 2009's beginning. The number of home sales in the Mill Valley, California real estate market slipped to 16 listings sold, compared with 27 in December 2009. Based on last month's total, we currently have an overall inventory of homes sufficient to last 3.7 months (note that several homes came on the market very recently). This is a big reduction from the absorption rate from May 2009, which stood at well over 8 months. Indeed, the number of homes for sale in Mill Valley remains very low at 63. Meanwhile, asking prices have held steady over the past quarter and stand now at about $605 per square foot.

Tiburon and Belvedere have posted $5 million and up sales every month for the past six months. While overall sales and activity remain choppy, anecdotally, we are seeing that interest in these tony nieghborhods rise, along with interest in high-end luxury homes. There are currently 71 listings in the 94920 zip code (compared with 72 last month), which covers Tiburon and Belvedere, CA.

The Marin County, California real estate market approaches the new year with momentum. While the beginning of 2009 was terrible for sellers and the market overall, the latter half of 2009  was quite strong across many market segments, giving brokers and home owners a reason for optimism in 2010. While year over year prices are down in many price segments and locations within Marin, some areas have actually seen prices increase (albeit nominally) year over year. Indeed, I believe that many brokers feel as though absent further crisis, we are at or near the end of the downward cycle - after 3+ years.

While sales and activity remain choppy, anecdotally, we are seeing that interest in high-end luxury homes is on the rise. There are currently 72 listings in the 94920 zip code, which covers Tiburon and Belvedere (down 21 from last month). In the lower price bands, activity is moderate. The $2 million to $3 million price range accounted for 4 sales last month - there were 6 sales overall in November 2009.
