Market stats for the Town of Ossipee, Carroll County in the State of New Hampshire…2nd quarter indicators are reporting mixed reviews; residential markets are down in volume and slightly up in median sales price…condominium markets are equal in volume and median sales prices, vacant land parcels are up in volume and down in median sales prices. The commercial market is attempting to recover with new listings, however the market is slow in absorbing the high inventory by way of successful sales, the majority of properties are expiring and/or withdrawn prior to transfer. Local property values remain soft and down from recent years past.  Carroll County’s second home/resort communities continue to drag behind the State’s overall market indicators.  There are currently 135 actively listed home; 10 offer water frontage and/or water access; 79 vacant land parcels; 3 condominium units and 9 commercial use properties.  To say we’re in a “buyers market” is an understatement.  The opportunities for ownership are many, come take a look you may find that Ossipee has just what you’ve been looking for.

The community of Ossipee, NH located off and surrounding State Route 16 also known to locals and tourist alike as the White Mountain Highway…hasn’t come out of the woods yet.  Market activity is all over the board…new listings down, sales up, values down; every indicator reflects caution and scrutiny on the part of today’s potential buyers.  Seller motivation continues to be strong while we remain in a five year plus “buyers market”.  Carroll County’s second home/resort communities continue to drag behind the State’s overall market indicators.  There are currently 146 actively … (0 comments)

Market stats for Carroll County in the State of New Hampshire’s…2nd quarter indicators are reporting an upward trend for some market segments, while residential sales median home prices are still on the soft side with a measured decrease just below 1%.  While the State as a whole is reporting an upward trend in all segments of the market, Carroll County data is not as strong.  The latest market reports are positive and moving in the right direction, but keep in mind, current inventory levels remain high and we continue to be in a “buyers” market.

The Town of Ossipee is showing modest activity for the 1st quarter of 2013.  Median home value is down, Condominium market reporting zero sales; vacant land has one successful transfer and the Commercial market's remain in the tank.  Looking ahead, 2nd quarter stats are showing signs of an increase over the 1st, but the market is moving slowly.

  Freedom’s Residential 2012 listing data reflects stabilization in market inventory with an equal amount of new listings when compared with last year’s stats. Currently there are thirty-eight residential homes available for purchase; twenty-three offer waterfront and/or water access; three condominium unit and zero commercial properties.  Values are showing signs of improvement by an increase of 21% over last year’s averages…total sales are up, average values are up and marketing time is down…we’re not out of the woods yet; however multiple market indicators are showing improvement.  Freedom will enter into 2013 with a fifteen month supply of residential listing available for purchase.

Ossipee’s Residential listing data reflects an increase in market inventory by 13.77% when compared to last year’s 3rd quarter stats. There are currently one hundred thirty-two residential homes available for purchase in Ossipee, eleven offer water frontage and/or water access; three condominium units and eight commercial properties.  The sales volume reports an increase of 24% over last year, with an increase in the average sales price by 12%.  Pending sales reflect a decrease of 9.75% over last year’s activity.  Market value range for active listings falls between $39,900. – $765,746.

Freedom’s Residential listing data reflects a change measured by one unit when compared to last year’s 2nd quarter stats.  There are currently seventy-eight residential homes available for purchase in Freedom, forty-eight offer water frontage and/or water access, six condominium listings and zero commercial use properties available.  2nd quarter sales volume reports a 66% increase in activity over last year’s 2nd quarter along with sixteen pending sales 166% increase over last year’s data.  Market value range for active residential listings fall between $34,900 – $1,795,000.
