Sunday of this past week I’m sitting drinking my coffee and reading the Sunday paper.  I do this every Sunday without fail, for decades.  Usually it takes about an hour but this day it took longer because of an article in the Parade magazine about buying and selling homes.  The title of the article was “What’s Your Next Move?” by Kate Rockwood.  Seems that when I read articles like this it’s either all gloom and doom or overly optimistic about the real estate market.  This article was more spot on because of the real truth of real estate being local.  Here … (0 comments)

Here is why it’s so important to price your property to sell!  I met with a listing client in Fayetteville NC today who had taken her properties off the market because she has decided to rent them out.  She wants to sell, her husband thinks that these properties will somehow miraculously be converted to commercial property in the future.  They are located 2 miles off the nearest commercial area; not sure how that is going to happen but it is what it is.  He wouldn’t consider pricing the properties (2 side by side) at the sale price I recommended.  Anyhow, they … (5 comments)

Today is a beautiful sunny day and my daughter wanted to treat me to lunch.  We went to downtown Fayetteville NC, to the Blue Moon Cafe; the food and service are excellent.  My daughter picked the spot and she made an excellent choice. The atmosphere is comfortable with local Fayetteville NC artists works hanging on the walls.  I felt that I could spend a couple of hours trying the excellent beer menu, I had a hefeweizen that has me eager to go back and have another or two. fayetteville nc: New construction foreclosure near Ft Bragg - 03/01/13 11:38 AM
Today I had a listing presentation with a couple that had made a smart home purchase in a subdivision near Ft Bragg NC in late 2010.  It was a new construction foreclosure listed well below market price.  Unfortunately, a new neighborhood is being built with more square footage and similar amenities right across the street. I sat across the table and told them they might break even if they price to sell.
