Are you thinking about buying property in Kailua Kona on the Big Island? First, do some research with the Department of Land and Natural Resources (DLNR).
Hawaii Statute, Chapter 13-275 HAR October 31, 2002 was enacted to "preserve the heritage and aesthetics of the land." So, if you are looking at property over 1 acre, applying for a permit (grubbing, grading, special management area, right of way), or zoning change - you may be required to hire an archaeologist.

I couldn't believe my eyes the other day, a listing up at Puu Lani Ranch - priced less than all the homes in Pualani Estates (except one REO). Don't get me wrong - I like Pualani Estates, but given the choice for the same amount of money - See you - I'm grabbing my horse, loading up my truck and moving up Puu Lani Ranch.
