I have been saying for a while now that we were headed to 2004 prices, and now its here. I have looked at some of the current listings, and sure enough - they sold in 2004, for exactly what they are asking today. Thats great news for the local families, bad news for investors. Whatever it is - its here to stay for awhile.

Just crunching some of the numbers and thought I would pass them on. So far in May we have 15 homes reported as sold, that puts us on track for 20 . Last year for May we finished off with 33, so we are off by almost 33%. But what I found interesting was the fact that we now have affordable homes in Hawaii - there are 8 homes for under $400,000. and of the 15 sales - 10 of them were for over $700,000 - 5 of those 10 - were for over $1,000,000 . OK in a recent reply on someone else's blog - I stated that it seems that - buyers - are only buying foreclosures - so I counted the amount of foreclosures sold this month in my area. Of the 11 homes sold so far - 3 of them were foreclosures - that puts us at about 30% . So I may have misspoken some on my guess - Sorry - its never to late to check your facts. What do you consider affordable should be the question.
I am constantly seeing the shock on my mainland clients faces as I show them real estate for sale - they have seen the housing market drop like crazy over there - therefore - Hawaii must be the same. The answer is yes - it has dropped, but nothing like the mainland. What does $200,000 get you - a 1 bedroom condo without a view?
I have just run an MLS search for any homes under $400,000 - there are only 13 homes in Kona for under $400,000. You just have to … (1 comments)

I just signed up a new listing - actually 2 in the last week. I have done my own BPO, and came up with the prices you see below. When dealing with these short sales, we all know the bank will send out for BPOs, so I tried to make these as competitive as possible - and still acceptable by the banks. (there's a who new blog on that issue) But here they are - subject to Lenders approvals, the 2 best priced units in Kona.

What a deal - located at the entrance to Kanaloa, this huge home was listed at over a Million $$$
We are currently working with the owners attorney and the bank, and we will be listing it at $849,000 - this will be a short sale at this price - so even at $849,000 we still need the banks approval. They have let us know that they are willing to negotiate down from the amount owed ($960,000? ). So bring in the offers!

keauhou: Kailua Kona Condo Sales - on track for an increase in sales over Feb. as of March 20 2008

Things are looking up in the Condo Market - as of today 3/20/2008, we are at 14 condo sales for the month. That puts us on track for a total of 21 - compared to a total of 9 last month. That is over double the sales!
I went ahead and just double checked the sales - just to make sure there wasn't some influx of a certain project - and the answer is no - they are all organic sales.
I will post all the sales at the end of the month
