Vista Waikoloa Condominium Complex, has a surprising amount of Foreclosures and Short Sales. In fact, the Association Of Apartment Owners (AOAO) has foreclosed on 7 units alone, now operating 6 of them as rental units. (according to public records - AOAO owned units - A103, A204, B105, B106, D103, E203) F201 was also recently owned by the AOAO, but foreclosed upon by the Bank, and resold to a private party.
In fact if you look at the public records, Hawaii MLS reports, that out of the last 9 sales - 4 were distressed properties, either a short sale, pre foreclosure, or foreclosure - thats nearly 50% of all … (6 comments)

Every now and then I get myself caught up in the emotions of buyers - huge mistake to make! So I had to give myself a reality check. I recently had a condo listed in beach resort community, first floor unit, facing the street. I had buyers come in and tell me I would never sell this unit at that price, it's on the first floor, no views, the other side of the building has the golf course, first floor units don't sell very good - you know the drill - on and on they went. I just signed up a new listing - actually 2 in the last week. I have done my own BPO, and came up with the prices you see below. When dealing with these short sales, we all know the bank will send out for BPOs, so I tried to make these as competitive as possible - and still acceptable by the banks. (there's a who new blog on that issue) But here they are - subject to Lenders approvals, the 2 best priced units in Kona.
