Hard to believe 16 Blue Marlins caught in one day? and go figure the one that caught the 973lb one Tuesday, pulled even farther into the lead Wednesday with a 295 pound Blue Marlin - I think they probably have this one locked in!

OK in a recent reply on someone else's blog - I stated that it seems that - buyers - are only buying foreclosures - so I counted the amount of foreclosures sold this month in my area. Of the 11 homes sold so far - 3 of them were foreclosures - that puts us at about 30% . So I may have misspoken some on my guess - Sorry - its never to late to check your facts. What do you consider affordable should be the question.
I am constantly seeing the shock on my mainland clients faces as I show them real estate for sale - they have seen the housing market drop like crazy over there - therefore - Hawaii must be the same. The answer is yes - it has dropped, but nothing like the mainland. What does $200,000 get you - a 1 bedroom condo without a view?
I have just run an MLS search for any homes under $400,000 - there are only 13 homes in Kona for under $400,000. You just have to … (1 comments)

Finally - it closed !!! This has definitely been my longest nightmare, and I cant even blame the banks! We had an accepted offer on this property over 6 months ago. Client owed $430,000 - presented comps that showed values at $290,000, took a month for the Bank to agree to the short sale - by then the buyer had Cold Feet. he wanted out - and then tried to renegotiate a sales price at $220,000 - obviously they bank told him to pack his bags. If you read my condo report last night - you saw that condos were up - on track to more than double last months numbers. Home sales arent quite so fortunate, they look like they will be on par with last month - even though we have 2 extra days this month. We did 22 for Feb, and have 14 sold so far this month - that puts us tracking a grand total of 21.7
So why are condo sales doing so well ? I will follow up in my next Blog

short sales: Kailua Kona Condo Sales - on track for an increase in sales over Feb. as of March 20 2008

Things are looking up in the Condo Market - as of today 3/20/2008, we are at 14 condo sales for the month. That puts us on track for a total of 21 - compared to a total of 9 last month. That is over double the sales!
I went ahead and just double checked the sales - just to make sure there wasn't some influx of a certain project - and the answer is no - they are all organic sales.

OK, so Active rain has really helped with my prospecting, so much, I was to busy to take off the 3 day weekend we just had, what - with everybody else off - they all decided to come to Hawaii that weekend. I ended up juggling 4 different clients. Its all good though - I ended up with 2 escrows getting opened, and the other 2 clients are still very good prospects.
So what should I always do - always remember to slow down, take the time, to spend with those that matter most.

I woke up last night to the sound of the pounding surf, now I live about 4 blocks away, so when it wakes me up - you know its good.
I grabbed my camera, coffee, laptop, and headed off to work this morning, my office is about 2 miles from home, down Alii Drive, and I had to pass 3 different surf breaks, so I pulled over and snapped these photos (if I would have had my camera yesterday - there was a pod of humpback whales just about another 50 feet out past the surfers - spectacular view)
