Torrance CA Market Report - Feb '22 Torrance CA real estate market data suggest continuing seller's market. Low inventory and home buyers trying to take advantage of low interest rates before the Fed hikes, create the imbalance resulting in multiple offers and rising prices.
As you'll see below, home prices in Torrance increased by 12%, both average and median sold prices, for single family homes.

Total homes (residential properties) sold - 46 vs. 44 sold in January 2011
Average selling price - $632,810 vs. $719,559 a year ago (3.7% price drop)
Highest home sold - $1,549,000; Lowest - $254,
Single family homes sales and average prices were as follows:
Total sold - 17 compared with 18 houses sold a year ago in January '11
Average price - $753,421 compared with $789,406 ( 4.8% price drop)

The average home price remained in the $665,555 - $753,745 range in the past six months. Home sales in Torrance have done better than other surrounding communities. The number of sales is was up and the average home selling prices in Torrance have been going up over last few months. The average prices have still been slightly lower than a year ago though.
The Torrance average home selling price was down by 5% in October 2011 when compared to same period a year ago, bringing the average Torrance home price to $526,543. Average selling price in Torrance was $499,705 in September. Number of sales was up from 63 to 68 homes sold last month.

The Torrance average September selling price was down by 12.3% when compared to the same period a year ago. Number of sales was up by 9%, from 67 to 73 homes sold last month.

Below is my latest torrance real estate market report .
The average Torrance home sales price was $487,376, which is significantly lower than a year ago. Average price dropped by 15.7 percent. This reverses the upward average price trend in Torrance that we reported this year. It will be interesting to see next month's stats and to see if the improvment in Torrance real estate continues despite the lower averages in May.

Number of sales increased from 42 sales in January 2010 to 60 home sales in Jan '11. So the sales volume was higher than a year ago but still low. Average DOM (days on the market) was 77 compared with 50 days a year ago.

The Torrance real estate average sales price was lower in October 2010 by less than 1 percent, compared to same period a year ago. New Torrance average home price was $555,494.
We have experienced another big drop in sales volume. The number of sales was down by 33%. It also took longer to sell a house in Torrance. Average DOM - days on themarket - wa 68 compared to 46 days a year ago.

The Torrance average sales price went down by 3.1 percent in the Juny 2010 compared to same period a year ago, bringing the average price to $493,138, which is still is higher than a in previous month (June) when the average price was $488,755. The number of sales has gone down from 117 July '09 to total of 89 in July '10.
