manhattan beach: How Do You Get an Offer Accepted in this Market? - 02/18/16 12:30 PM
.....a balanced market this is not.

I'm fortunate in that I work in a very high end, high priced market in the South Bay of Southern California and highly demanded coastal communties of Manhattan Beach, Hermosa and Redondo Beach.  Our market doesn't seem to follow national trends and what's happening out here likely isn't happening in your market.  We are now going on 2 solid years of being a heavy sellers market and the demand from buyers just seems to have no end.
I'm fortunate to have a healthy mix of buyers and sellers and this market is great for sellers but seems … (2 comments)

manhattan beach: "We NEED to get this house" The Best and Worst Words in Real Estate - 04/19/15 01:57 AM
Motivated buyers are great.  Motivated and frustrated buyers in the ultra high demand Manhattan Beach real estate  market we're currently in are challenging.  Unfortunately whenever a "special" listing hits the market there are usually 20 or 30 buyers bidding on the home, and many of them "need" to get this house.
Buyers often think that a simple phone call to the listing agent will get every detail needed to be the winning offer.   Statements such as just tell the listing agent that we really want it, or ask them what we need to do to get it, or make sure they … (2 comments)

manhattan beach: What the Yelp Is Going on Here? - 09/22/14 06:42 AM
I was curious to see where I appeared on Yelp so I did a quick search for "Realtors" in Manhattan Beach, CA.  As is often the case with review sites I couldn't really find any pattern as to which realtors showed up higher...some had more reviews, some had less, just about all had 5 star reviews.
Some day maybe I'll figure that out, but that's not what was so surprising.
For a site that is supossed to be a local resource and an unbiased review site to help consumers (buyers and sellers in this instance)find top local professionals,  I was pretty … (1 comments)

manhattan beach: Going the extra mile can be good for business - 08/15/14 11:31 AM
By Keith Kyle
Although every home sale is different, as Realtors, our primary goal when listing a home is to get it sold for our clients at the highest price, with the process as smooth as possible.
But there are so many advantages to having listings and in my eyes it always pays to go the extra mile both for our clients and from a business growth perspective.  When we sell homes, especially luxury homes, we are not only showcasing the home, but we are showcasing ourselves as Realtors as well.  Whether it be through staging and presentation of the home, … (4 comments)

manhattan beach: Beachfront Home in Hermosa Beach Sells for $14.8M - 12/19/13 03:06 AM
By Keith Kyle
There haven't been too many home sales in Hermosa Beach topping the $10M mark but a recent sale of home located at 2666 The Strand reached a price point reserved for only the most unique and spectacular homes.  Oceanfront homes on The Strand come with some steep price tags, but the home at 2666 The Strand broke the record for on market sales as a whopping price tag of $14,800,000.   Pricing was unusual with it originally being listed in 2013 for $13.9M, then being raised to $14.2M then $15.9 during it's 9 months on the market.   The home sat on a very unusually shaped … (0 comments)

manhattan beach: Not a single home in Manhattan Beach Under $1,000,000 - 12/19/13 01:01 AM
"Starter" Homes in Manhattan Beach Harder and Harder to Find By Keith Kyle For the first time in quite a while there are no single family homes currently active for sale in any area of Manhattan Beach priced under $1,000,000. Currently there are 5 single family homes in escrow that are priced under $1,000,000 with almost all exclusively in the Liberty Village area which is the most affordable neighborhood in Manhattan Beach. Gone may be the days of homes in the sub $1,000,000 range. Below are the current homes in escrow (as of 12/18/13) and below is a historical chart showing … (0 comments)

manhattan beach: Fusion South Bay Active Listings Far Higher than Surrounding Areas - 12/13/13 07:27 AM
The real estate market in Fusion South Bay doesn't always follow the normal trends and patterns of some of the surrounding neighborhoods. Unlike the surrounding cities of Manhattan Beach and Redondo Beach in which home inventory has been down and prices are on still on the rise, the market in Fusion comes in waves. As of several months ago there were almost no homes for sale and when one came on the market it quickly sold. The next few homes that became available were priced on the very high end and sat for some time (some still sitting) and as many … (0 comments)

manhattan beach: Manhattan Beach Holiday Fireworks - 12/09/13 03:39 AM
With temperatures in the 50's (yikes...this is Manhattan Beach) it felt a lot like winter and to kick of the holiday season Manhattan Beach had it's annual holiday fireworks show. While some watched from boats, and others watched from the beach or the streets, I was fortunate enough to have front row seats in downtown Manhattan.

manhattan beach: The Real Reward of Selling Homes - 12/04/13 03:21 AM
As Realtors we often get caught up in the stress of individual deals and escrows. Even upon a successful closing there's often more a sense of relief than anything else. Closing escrow means that we've helped our clients navigate the rather challenging world of financing, repairs, inspections, and the various other hurdles we must overcome during the escrow process. Receiving our commission at the end of this process is obviously a nice reward after a job, hopefully, well done. But it can mean so much more than that and every once in a while, we just need a reminder. Occasionally we … (0 comments)

manhattan beach: The Market May Be Slowing Down...But Not for Everyone - 11/29/13 04:16 AM
We have definitely seen signs of the market slowing down over the past 2 months in the South Bay, but that doesn't mean that slow down has been shared equally.  In fact in situations where the home is special, or location is great, or just happens to be in an area in which inventory is still dramatically low, we're still seeing an absolute frenzy with multiple offers, appraisal contingencies waived, and prices over the already high list prices.  So what's leading this somewhat confused market?
There are many factors that have led to some houses being a hotbed of activity while others … (0 comments)

manhattan beach: So what's so great about the Manhattan Beach sand section anyway? - 11/11/13 02:13 PM
The answer to the question, "what's so great about the Manhattan Beach sand section anyway?" can be summed up with 3 words......Location, location, location. The "sand" section of Manhattan Beach gets it's name from the proximity to the beach. The area stretches from Hermosa Beach to the edge of Manhattan known as El Porto. In this wonderful area you're never far from the beach, often walking distance to shops, restaurants and bars, enjoy almost perfect weather, are treated to spectacular sunsets, and often have great ocean views. The biggest drawbacks to this area are the price and the limited space as … (0 comments)

manhattan beach: Is the Real Estate Market Cooling in the South Bay? - 09/26/13 03:57 PM
If August home sales numbers were any indication the market is continuing to go crazy, but from on the ground experience the South Bay real estate market is beginning to slow down a bit. There are likely several factors that seem to be driving this slowing market:
Seasonal changes: The market always slows a bit once schools are back in. Summer home buyers eager to get a home in certain school districts keep the market buzzing in June, July and August. Interest rates: While still historically fantastic, it's taking buyers a little while to grasp that we're no longer likely to … (0 comments)

manhattan beach: Big Home Sales Numbers in the South Bay in August 2013 - 09/21/13 03:03 AM
The South Bay saw big numbers in August 2013 with impressive increases in both median home price and the number of sales in many of the local communities. Hermosa Beach posted some of the most impressive numbers with 30 closed sales in this small beach community and a median home price of over $1.2M. "This is a big number but it's especially impressive as it's a 40% increase over median home prices in Hermosa Beach in August of 2012" according to Hermosa Beach realtor Keith Kyle. Other cities enjoyed significant gains as well. Click on any link below to view the … (2 comments)

manhattan beach: Where are these ocean views you mention on your listing? - 08/03/13 01:32 AM
Working and living in a beach community, much of the appeal, and what buyers are searching for are views of the ocean. Many listings tout their panoramic ocean views, whitewater views, Catalina views etc so why can't I seem to find a picture of it? Buyers these days are savvy and understand that realtors often use words like cozy or quaint when they mean small, charming to mean original condition, etc. so when they can't see the view, they just may not believe it has the view. We are not only selling homes in Manhattan Beach, but a lifestyle and if … (0 comments)

There are plenty of open houses to take a look at this weekend in the cities of Manhattan Beach, Hermosa Beach, Redondo Beach, Torrance and El Segundo. manhattan beach: Frustrating market for buyers in Redondo and Manhattan Beach - 02/04/13 04:50 AM
It's no secret that it's a frustrating world out there for home buyers. Oh how quickly things turned from a strong buyers market to a market clearly favoring sellers. According to Manhattan Beach Realtor, Keith Kyle, "There is incredibly low inventory everywhere and the high demand areas of the South Bay such as Manhattan Beach, Hermosa Beach and Redondo Beach have little to offer buyers at the moment". To make life even more frustrating for Beach Cities home buyers, is that the moment a well priced home comes on the market, the frenzy starts with buyers often going way over asking … (2 comments)
