.....a balanced market this is not.
I'm fortunate in that I work in a very high end, high priced market in the South Bay of Southern California and highly demanded coastal communties of Manhattan Beach, Hermosa and Redondo Beach. Our market doesn't seem to follow national trends and what's happening out here likely isn't happening in your market. We are now going on 2 solid years of being a heavy sellers market and the demand from buyers just seems to have no end.

Motivated buyers are great. Motivated and frustrated buyers in the ultra high demand Manhattan Beach real estate market we're currently in are challenging. Unfortunately whenever a "special" listing hits the market there are usually 20 or 30 buyers bidding on the home, and many of them "need" to get this house.

I was curious to see where I appeared on Yelp so I did a quick search for "Realtors" in Manhattan Beach, CA. As is often the case with review sites I couldn't really find any pattern as to which realtors showed up higher...some had more reviews, some had less, just about all had 5 star reviews.
Some day maybe I'll figure that out, but that's not what was so surprising.

There haven't been too many home sales in Hermosa Beach topping the $10M mark but a recent sale of home located at 2666 The Strand reached a price point reserved for only the most unique and spectacular homes. Oceanfront homes on The Strand come with some steep price tags, but the home at 2666 The Strand broke the record for on market sales as a whopping price tag of $14,800,000. The real estate market in Fusion South Bay doesn't always follow the normal trends and patterns of some of the surrounding neighborhoods. With temperatures in the 50's (yikes...this is Manhattan Beach) it felt a lot like winter and to kick of the holiday season Manhattan Beach had it's annual holiday fireworks show. While some watched from boats, and others watched from the beach or the streets, I was fortunate enough to have front row seats in downtown Manhattan.

As Realtors we often get caught up in the stress of individual deals and escrows. Even upon a successful closing there's often more a sense of relief than anything else. Closing escrow means that we've helped our clients navigate the rather challenging world of financing, repairs, inspections, and the various other hurdles we must overcome during the escrow process. We have definitely seen signs of the market slowing down over the past 2 months in the South Bay, but that doesn't mean that slow down has been shared equally. In fact in situations where the home is special, or location is great, or just happens to be in an area in which inventory is still dramatically low, we're still seeing an absolute frenzy with multiple offers, appraisal contingencies waived, and prices over the already high list prices. The answer to the question, "what's so great about the Manhattan Beach sand section anyway?" can be summed up with 3 words......Location, location, location. The "sand" section of Manhattan Beach gets it's name from the proximity to the beach. The area stretches from Hermosa Beach to the edge of Manhattan known as El Porto. The South Bay saw big numbers in August 2013 with impressive increases in both median home price and the number of sales in many of the local communities. Hermosa Beach posted some of the most impressive numbers with 30 closed sales in this small beach community and a median home price of over $1.2M. Working and living in a beach community, much of the appeal, and what buyers are searching for are views of the ocean. Many listings tout their panoramic ocean views, whitewater views, Catalina views etc so why can't I seem to find a picture of it? Buyers these days are savvy and understand that realtors often use words like cozy or quaint when they mean small, charming to mean original condition, etc. so when they can't see the view, they just may not believe it has the view.
