I'm not sure about your local market, but in my area we have specific days for various neighborhoods for brokers open houses/broker tours to see new listings. When I have a listing I certainly take full advantage and want as many brokers and agents to see the home as possible.  While it's primarily for local realtors, I am more than happy when a potential buyer, or even just a neighbor comes by.  My goal is to sell the house, and the more that see it, the more likely we'll quickly find a buyer.

Ocean views  add tremendous value to homes in the South Bay, but with liberal building codes and the "mansionization" these views are rarely protected.   These ocean views have immeasurable value from both a quality of life aspect as well as a significant monetary impact.  In many of the South Bay cities, especially in Hermosa and Manhattan Beach, these views are unprotected and it's not rare for a home's stunning ocean views to eventually get completely blocked as more new construction, far larger than the original beach bungalows in the area, are built.

I had two recent closings that made me take a moment and really think about how real estate is more than just a transaction or deal.  One was a short sale listing of mine and the other a standard sale.  Both showed little to no emotion about selling the homes during most of escrow until the end, when the finality of closing escrow really means.  The first, being a short sale, seemed mostly relieved that the sale may actually happen and they could move on with their lives.  It didn't strike me just how emotional it was when I asked them … (5 comments)

We've seen some recent additions and a one recent sale on the prestigious Manhattan Beach Strand in the past month.  The notable sale was of 3516 The Strand at a price of $7,300,000, a Tuscan inspired home built in 2010 by Sexton Homes.  The home was most recently priced at $8,500,000 but perhaps more telling of the state of the luxury oceanfront market was that the home was originally pre-completion priced just shy of $14,000,000 in 2009.  The combination of an unusually abundant inventory of oceanfront homes, an initial price that was extremely aggressive and a much more challenging lending environment led … (0 comments)
