It's been a tough market for buyer's for quite a while but this last one just shows that it's becoming almost imposssible.
As it's always interesting to hear about other markets I thought I'd share my recent offer in Redondo Beach and just how absurd it's become.
I recently had a very qualified buyer put an over asking price offer on a nice (but nothing overly special) oceanview condo in Redondo Beach. The home was priced apppropriately and we can in $26K over the list price.

.....a balanced market this is not.

I'm fortunate in that I work in a very high end, high priced market in the South Bay of Southern California and highly demanded coastal communties of Manhattan Beach, Hermosa and Redondo Beach. Our market doesn't seem to follow national trends and what's happening out here likely isn't happening in your market. We are now going on 2 solid years of being a heavy sellers market and the demand from buyers just seems to have no end.

Ocean views add tremendous value to homes in the South Bay, but with liberal building codes and the "mansionization" these views are rarely protected. These ocean views have immeasurable value from both a quality of life aspect as well as a significant monetary impact. In many of the South Bay cities, especially in Hermosa and Manhattan Beach, these views are unprotected and it's not rare for a home's stunning ocean views to eventually get completely blocked as more new construction, far larger than the original beach bungalows in the area, are built.

The South Bay saw big numbers in August 2013 with impressive increases in both median home price and the number of sales in many of the local communities. Hermosa Beach posted some of the most impressive numbers with 30 closed sales in this small beach community and a median home price of over $1.2M. If you are looking for new construction near the Beach Cities of Manhattan Beach, Hermosa, Redondo or El Segundo and are looking for a price near or below $500,000 your options are very limited. Many home buyers looking for something like that go just east of Aviation to Fusion South Bay. Built in 2005-2007, the homes are beautiful and modern and are priced hundreds of thousands cheaper than things in the neighboring cities. I have a new ocean view listing coming on the market in Redondo Beach and as is often the case, we've had to push out the date that we intend to bring it on the market. The original plan was to list next week but we've postponed it by a week. This isn't usual of course as this happens as final preparations take a little more time then planned, remodels aren't complete, the weather isn't cooperating, etc........
