The first quarter of 2017 is behind us...and the market is shifting but is it shifting into a strong spring market?  The demand for homes is certainly high.. Open houses are packed with potential buyers, homes that are priced at fair market value, presented well and available are selling in record times often with multiple offers.   What is driving this.. Overall in March inventory of available homes was still low from winter, but it is increasing, which is good news for home buyers.

The numbers are out and it is clear the Orange County real estate market is on fire!  Fire, what does that mean, in terms of sales and values for the county?  We have reviewed the most recent numbers out from the Orange County Association of Realtors and below is our take on the real estate market.

It is almost the end of the year and thankfully with the Election over the Real Estate market has picked up in Orange County.  Traditionally we do tend to see a seasonal slow down this time of year, but I believe the uncertainity of the election actually slowed down the market a bit. Wondering how the overall Real Estate Market is doing in Orange County.. Well it;s mid-October and the only thing "falling" in the Orange County real estate market is the number of days it takes to get a home sold..  Typically we see in September the market become seasonally quiet but that isn't the case this fall.  Last week my open house had over 15 groups of guest come through on Sunday...

Wondering how the summer season impacted the Real Estate Market in Orange County?  With schools starting earlier this year and end of summer vacations there was certainly an impact in terms of buyer traffic.  Pending sales (i.e properties that are committed in escrow) was down -40% from August of last year.

It's almost officially summer and the OC real estate market continues to shift.   The newest report form the Orange County Association of Realtors shows we are still in a seller's market.   However and hopefully this is good news for buyers inventory did increase in May.
 
Below is a look at both segments of the market, Single Family Detached homes and Attached homes which would include Townhomes and Condominium for the entire county.

In the OC market, we are in the middle of a very Hot Real Estate Market! The selling season is now until about mid-June. After June distractions such as graduations, vacations and really just summer living  happen and the housing market in Orange County tends to quiet a bit.   
Currently inventory is extremely low in most of Orange County.  On average for the whole county we are at about 2 months of available homes.  Certain price points and neighborhoods it is less then 1 month of inventory available for home buyers.  Homes priced at fair market level, presented well and available … (0 comments)

The first month of 2016 is officially over and we are just about half way through February... Love is in the area as we approach Valentines this weekend. The weather in Orange County is suppose to be about 85%.  Hmm maybe that is why so many people move here, I did say it was Mid-February, right.

As a professional real estate agent, I believe it is important to understand the overall market of Orange County in addition to the local communities I regularly serve and practice business in.  Though Orange County is a pretty big county, that offers a variety of opportunities for real estate.. you can pretty much get to each side of it in about 30 minutes from anywhere in the county.   
So though Anaheim real estate sales are going to be different than say Lake Forest,, the overall trends should be somewhat similar.
