The most recent statistics show that the average homebuilder closes slightly less than 2 homes per community per month yet LGI closes more than 10 homes per community per month. Why is that?

LGI Homes has over 100 homes in inventory and available for immediate move in. The $8,000 first time homebuyer tax credit is set to expire on November 30th. It is now to a point where prospective home buyers are going to have to buy an inventory home instead of a build to suit. There is not enough time left for a build to suit contract. LGI Homes is ramping up new home starts in September in anticipation of the end of the federal tax credit that is set to expire on November 30, 2009. LGI Homes is starting 70 new homes in September and all will be delivered and available to be moved into by the end of November. The $8,000 first time homebuyer tax credit is a great incentive for consumers to stop paying rent and instead choose home ownership.

LGI Homes has ended August with 35 new homes closings. Leading the way was Canyon Crossing in San Antonio with 17 closings. Canyon Crossing has averaged 16 new home closings per month in 2009 making it the number one subdivision within LGI Homes. September pipeline looks good and should result in 40+ closings.

LGI Homes is off to a great start in the Fort Worth new home market. LGI Homes has sold 6 new homes in the Deer Creek subdivision and the advertising has just started. It is interesting that so many consultants say that there is to much supply on the market, yet advertising still creates many calls, appointments, and sales. Maybe there is not to much supply but just to little advertising?
