Mira Mesa is located in the metro inland corridor of San Diego, California. It's also home to the Marine Corps Air Station Miramar, which sees a lot of enlisted marines that relocate to the area. The area is desirable for a lot of reasons, as it has housing inventory that ranges from entry level living all the way up to more established two-story homes. The sold market is still moving rather slow. Lately, some deals are falling out of escrow possibly because while people are waiting for escrows to close, their mortgage rates take a jump. There are currently 19 active detached home listings in Mira Mesa, where the listing with the lowest price is priced in a range from $299,000 to $325.000. That’s actually an increase from May of this year, when I reported the lowest detached home was going for $250,000. The current listing in the value range has 3 bedrooms and one bathroom and has been on the market for 57 days. The highest priced home in this area this month is in a value range between $539,000 to $559,000. So, it looks like range pricing is back, because distressed pricing vs. the traditional (0 comments)

There are currently 32 active detached home listings in Mira Mesa, where the listing with the lowest price is priced at $250,000. It’s a 3 bedroom, 2 bath home and has been on the market for only 4 days. The highest priced home in this area is in a value range between $565,000 to $599,000. So, it looks like range pricing is back, probably because the distressed seller pricing their home vs. the traditional seller that doesn’t necessarily need to sell are on two very different pages. It’s a 2 bedroom, 1 bath and has been on the market for 172 days so far and yes, it is a short sale. The highest priced home in this area is also in a value range, that home being between $589,000 to $629,876. So, there you have it, range pricing is back, probably because were talking about the distressed seller vs. the traditional seller that doesn’t necessarily have to sell.
