It is tough to be a buyer in this market.  The Washington Post and the New York Times say repeatedly that there are bargains to be had.  Poor buyers keep chasing the bargains, which seem to be on a track. always a few steps ahead of them.  But now,
there is a new phenomenon to capture buyers' dreams and expectations of profit -  half-finished homes for sale: bare-stud, bare-yard houses abandoned by their builders.

I just looked out my front window here in Bethesda Maryland, and it is snowing again.  I am trying to figure out how I will get to a photo shoot tomorrow for my new listing - only 1/2 an hour around the Beltway, but it could be an hour tomorrow in the snow! It is beautiful outside in the snow and the weathermen are calling for 4 to 6 inches by early tomorrow morning! Oh well, it is going to snow - or not- whether I fret about it or not.

Last week I got a phone call from some minion asking if I was interested in becoming an affiliate of a company running auctions. Since I was only listening with one ear, and this voice of the phone was only polling me for interest in further discussions with someone else up the food chain, I said "Sure, have someone call me back."  I hung up with very little clue about what had just happened or why someone had called me.

     Tonight I got the phone call that most, if not all, realtors love! Some clients that I really think the world of are expecting their second child! This business is filled with simple to-do's that can make life so much easier for everyone, and really make you as a Realtor stand out the competition.  One very simple to do is to ask your sellers when you list a property when was the last time they refinanced and could they try to find and provide to you their title insurance from that last refi.  If you represent the buyer, include it in an addendum to the contract - Seller will use best efforts to provide a copy of the  most recent title insurance.

bethesda chevy chase buyer: Do NOT Ask a Bank to Remove Furniture from an REO - Serious Mistake - 12/15/09 02:14 PM
My buyer fell in love with an REO townhouse with huge holes in the ceiling.  Silly me - I didn't realize that the holes in the ceiling were prima facie evidence of a burst pipe in the fire sprinkler system.  (I thought the previous owner was just disgruntled at being evicted!  I am not allowed to run with scissors either since I am so clueless.)   I should have realized that when the pipe burst, the holes were cut/torn into the ceiling to determine which pipe had burst.  Obviously, if I had realized what the holes in the ceiling meant, I … (4 comments)
