This is great advice from Michael Thornton about getting dryer vents cleared of lint. I knew they presented a fire hazard, but I had no idea they should be cleaned so frequently! I think they probably clog even more quickly in the cold weather we have been having recently in the DC area, so keep an eye on the lint build up at your house!

With the new procedures under TRID, if changes occur between the time the Closing Disclosure form is given and the closing, the consumer must be given a new form. When that happens, the consumer must be given three additional busines days to review that form before closing. Changes that trigger a new Closing Disclosure form are as varied as a change in the APR above an 1/8th percent on most loans, changes to the loan program, or the addition of a prepayment penalty. In real estate, everything is location, location, location. Market activity for the condo market in 20185 is very different from - and better than - the condo market in neighboring Bethesda.
In 20815, the median sold price for Condo & Coop properties for December was $524,500, representing a decrease of 12% compared to last month's median sales price of $596,250, and a decrease of 19.9% from Dec 2014.

According to the U.S. Census Bureau, 59 percent of newly constructed homes in 2014 were part of a homeowners’ association, up from 46 percent in 2009. Clearly homeowner associations are here to stay.
There are not many HOAs in Washington, DC, Bethesda and Chevy Chase because the area was developed before HOAs came into popularity, but there are many HOAs further out in areas such as Rockville, Germantown, Manassas, or Centerville. I am embarassed to report that the Montgomery County Council is at it again. Montgomery County has more forms and contractual requirements than the neighboring jurisdictions - including a report on utility usage for the past year for any owner occupied property. Now the Montgomery County Council is looking at radon - that pet topic of the 1980s, before fire retardant plywood, black mold and Chinese drywall.
