My contractor spelled it out for me very simply today. If a house is on the market and it hasn't sold in two weeks, there are only three things that could be wrong.

The Holidays are Coming! The Holidays are Coming! It is hard not to be distracted by the ringing bells on the Salvation Army kettle at the grocery store, the sliced gingerbread at Starbucks, and the wreaths on the Jeeps as they pass by. After a transitional year for all of us in real estate, which was either the best year you have ever had, or the worst, there is a natural temptation to take a deep breath and smell the pine of the Christmas trees. But losing focus is the very worst thing you can do right now.

  One of those ephiphanies occurred for me yesterday.  I asked my client why they had picked me to sell their condo. (Of course, I waited to ask the question until after their condo was under contract!)  My clients are a wonderful couple in their mid 70s with an exquisitely elegant condo filled with incredible oil paintings, sculptures and lots of books and music.  The condo itself is an Old World model of elegance with large rooms featuring lots of architectural detailing and moldings. Trulia! Zillow! Craigslist! Realtor.com!  You could spend your entire waking hours postings and blogging and monitoring and never get any work done! All I really want to do is sell houses and maximize my internet exposure. 
I pay some relatively small annual fee to Trulia to be a Trulia Pro. I confess that I haven't really seen any benefit from it and generally I am too busy keeping track of interesting posts on Active Rain to answer as many questions on Trulia as I should. The last few months have been difficult for all of  us, but sometimes it is hard to believe that everyone else is going through the same thing that you are - or that your suffering is mirrored by lots of other agents.   I like to give my past clients little gifts for some non-denominational holidays - Flag Day, Thanksgiving, etc. Last year I found a great buy at Target - in the $1.00 section - very sweet little glass candle holders shaped like hearts. I am now stuck trying to duplicate my success of last year and I am drawing a blank.
Does anyone have any great ideas for Valentine's Day? Does anyone make/buy cookies to take to clients? past and present?

marketing: LAST YEAR WAS CUSTOM MADE FORTUNE COOKIES - 01/25/09 03:14 PM
Last year I hand delivered to my farm custom made fortune cookies with a message inside advertising my services as a realtor and wishing everyone a happy new year (in chinese!). The door hanger bag containing the cookies also had a very cute postcard with a Fortune cookie theme which advertised my services and phone number. Delivering them by hand cut the cost and gave me the opportunity to see some of the homeowners. It actually wasn't very expensive.
