Cache County Monthly Sales Report January is almost over and this month there have been 40 residential properties sold. That is down from 78 in January of 2008. The volume is down, but the price is up. Last January the average sold price of homes in Cache Valley was $190,950. This January it is $192,820. We are down from the highest average price of $205,495 in April of '08. Overall we can't complain about the real estate market in Cache Valley. I was comparing 2008 4th quarter sales to the 4th quarter sales in 2007 in Cache County, Utah. I was surprised to see that the Average Sale Price only dropped 1.16%. I thought it would have been a larger drop then that. I think we will continue to see the average price drop at about the same rate going into the 1st and 2nd quarters of 2009. Logan, Utah Real Estate Year in Review Overall 2008 was a strong year for real estate in Logan, Utah. Total there were 474 homes sold. Prices ranged from $10,000 for a 2 bed 1 bath home with 980 square feet to $675,000 for a 4 bedroom 4 bath home with 5348 sq. feet. The Median sell price was $155,000 with the average being $160,662. I was doing a little research and to see how many months supply of homes are on the market in different towns in Cache Valley. As a whole there are 692 residential properties for sale in Cache Valley. In November only 51 sold and so far in December only 39 have sold. That means that at this rate Cache Valley has about a 15 month supply of homes. North Logan has 63 homes for sale and 1 sold in November and 1 have sold in December. What beautiful weather we are have in Logan, Utah today. I've shoveled my driveway twice already. The first time it was about 5 inches then I just finished and it had snowed about 3 more and it is still coming down. My dog, pyper, loved it. I make snowballs and throw them then she takes off to go find them. Every now and then she will find one, but most of the time they just disappear and she searches everywhere for them and can't figure out where the went. It was good fun.

What a wonderful time of the year. I love the snow. This has been a great week of weather, and it looks like it will keep coming. My daughter and I shoveled the drive way while the dog and cat played in the snow.
Cache Valley is a wonderful place to live. I love the open space. I like to deer that visit my back yard, except when they eat my tulips in the spring. I love that I can be boarding at Beaver Mountain within 40 min. of leaving my house. So, Let it snow, let it snow, … (2 comments)

Yesterday I was looking for a group that I could ask a couple of Utah specific questions to. In activerain there are 4991 groups as of today. The US is divided into 5 Regional Areas. The SW US, SE US, NW US, NE US and Mid US. I know my geography well enough to know that Utah is in the West, but the Southwest, or the Northwest? This morning my favorite lender gave me a call and told me that 30 year conventional fixed rates just dropped to 4.625 % (rates have bounced up a little, they are 4.75% as I type). I picked up the phone and started calling and texting everyone in my database to let them know this great news. One client that I have been looking at homes with for about 4 months asked why I was so excited about the rates.
