long island: Long Island Suffolk County Buyers Ask ~ Should We Look At A House That's Been On The Market A Long Time? - 08/07/13 06:54 PM
Long Island Suffolk County Buyers Ask ~ Should We Look At A House That's Been On The Market A Long Time?   If we told you a house in Suffolk County Long Island had been on the market for a long time in a neighborhood you were interested in, would that affect your decision?   It shouldn't...   Buyers may think that if a house hasn't sold and has been on the market a long time, it must be because the house may have some serious issues. What we notice in Suffolk County Long Island is that when a house has been on the market a long time, most of the time it's because the price wasn't … (18 comments)

long island: Every MLS Is Different - 02/28/13 08:38 PM
Every Multiple Listing Service in different areas across the country have various ways of reporting a listing status.
Here on Long Island we don't have anything that notes there is a pending offer, or contingencies, or backup offers.
When an offer is accepted and someone calls on the listing on the North Shore or South Shore of Long Island, they are told either "it has an accepted offer but still showing, or accepted offer no more shows". Nothing is expressed on our MLS about pending's until a listing is Under Contract.
Here are the acronyms for our Long Island MLS on the Status of a Listing:

long island: Do You Need A Reason To Sell Now? - 01/05/13 09:49 PM

Do You Need A Reason to list your North Shore Long Island home or condominium this Winter rather than wait for the busy Spring market? The first and foremost reason to list your residence now is that inventory currently is low on Long Island's North Shore. Because it's so low, the possibility of getting a higher price for your property now is better as there is less competition and less choices for potential buyers.Buyers looking this time of the year for North Shore homes are SERIOUS buyers. Relocation happens all year long. The need for moving-up or downsizing is always a concern. Buyers willing to go out in inclement weather are not your Springtime looky-loos. These buyers … (11 comments)

long island: Can Paint Colors Hurt Sell A House On The North Shore Of Long Island? - 12/28/12 07:24 PM
A client asked us,"Do you think it's necessary to paint my house before I put it on the market"?     She was concerned about the expense and whether it would really make a difference to potential buyers.
Our Answer...Yes if the colors are unusual or bold.   We were showing a Condo on The North Shore of Long Island and the Condo had been on the market a long time. It was not our listing and from the photos we could see why it hadn't sold.   The colors were BOLD in every room. The Living Room was Deep Orange, the Kitchen was Bright Red, the Master Bedroom … (29 comments)

long island: What's The Difference Between A Hi-Ranch, A Raised Ranch and A Bi-Level Ranch On The North Shore Of Long Island? - 07/28/12 11:41 PM
What's The Difference Between A Hi-Ranch, A Raised Ranch and A Bi-Level Ranch On The North Shore of Long Island?

Here on Long Island's North Shore, The Hi-Ranch, Raised Ranch and Bi-Level Ranch houses are just different terms for the SAME style Floor Plan which we consider a Hi-Ranch.

You typically enter a Hi-Ranch by going up a few steps before reaching the front door. Once inside at the entry, there is a small landing. The entry is between floors, those going up to the main living area, and those going down to the lower level, which is NOT considered a basement. The front door is mid-way … (8 comments)

long island: Realtors Dealing with Buyer's Remorse On The North Shore Of Long Island - 06/17/12 09:30 PM

Realtors Dealing with Buyer's Remorse On The North Shore Of Long IslandMany Realtors have encountered buyer's remorse with clients. It usually kicks in shortly after the price has been accepted and contracts are sent out to be signed. What is Buyer's remorse?  It's the sense of regret after having made a large purchase. In Real Estate, the Home Buyer starts questioning... Is this really a good buy?  Can we afford it? Is this the one we really want? Did I make a mistake? Will a better house become available?  Lawrence and Sheila Agranoff know that a home is the largest purchase most people will ever make and buyers want to be … (37 comments)

Long Island North Shore Buyers Ask, Who Is Buying At 55 And Over Condos? Lawrence and Sheila Agranoff, Long Island's North Shore Premier 55 and Over Specialists, do not have an average client who is looking to purchase in a 55 and over active adult community here on The North Shore Of Long Island. As we can't speak for the rest of the country, the criteria on Long Island's North Shore is not specific as to what every client is looking for or what makes one 55 and over community more desirable than the next. While some buyers interested in a 55 and over community on The North Shore Of … (12 comments)
