long island realtors: How We TREAT Our Buyer Clients On The North Shore Of Long Island - 10/30/13 10:45 PM
We like to treat our Buyer Clients the same way we would want to be treated here on The North Shore of Long Island.
First, we don't just get a call from a potential buyer and start showing...no, no, no. First things first which means making sure they are QUALIFIED to purchase a house or condo. It doesn't make much sense to start showing houses and then find out the buyer has no funds to begin this process... Then we ask, are you working with other agents? During our years as Realtors, we have unfortunately found out the hard way that Buyers aren't loyal and "use" as many Realtors they deem … (12 comments)

long island realtors: Springtime Buying Season On The North Shore Of Long Island - 04/20/13 10:41 PM
Spring is here and we can say with certainty that there's a tremendous increase in buyer activity already.  The Spring market is turning out to be a great one. While interest rates remain low we are seeing buyers and sellers taking action now! That adds up to good news for both home buyers and sellers. Today's consumers are realizing that their purchasing power is not as strong as it was. That means they don't have the advantage to get more for their dollar if they continue to wait to buy. For sellers, buyers are out and about and they know that inventory is low, so more showings for … (7 comments)

long island realtors: Meet The New Millionaires On ActiveRain - 12/29/12 10:30 AM

We didn't have any expectations when we joined ActiveRain. Never thought about where this was going to take us, who we would meet, or what it may do for our business. We joined just to see if there was anything anyone was saying about Real Estate that we could learn about.  And learn we did!  As we climbed the ranks in our area, we didn't understand the point system, didn't know why so many members were "point crazy" or why there were points at all.  We truly do not check our points often. We just blog along and comment each day and … (49 comments)

long island realtors: Techie Tuesday One Day Late ~ Walkie on the go App - 12/25/12 09:17 PM

Yesterday's special day interrupted our weekly "Techie Tuesday", but we're back today to keep our Series going...   The developers are calling it the "on the go" messenger. It was previously known as Walk n Type. We're all so busy these days looking at our handy tools that this app seems like it can be a handy device for all of us who are doing multiple tasks at the same time.

Walkie displays a transparent view-port of what's directly in front of you. This combined with your peripheral vision is enough visual information to help you avoid obstacles.   Typing and walking … (13 comments)

Instantly capture client feedback about a property and use photos, notes, and voice recordings to note buyer comments during or after a showing. There's a small fee for this App, but we think you'll like it.

long island realtors: Do We Buy A Long Island Home Without A Basement? - 02/20/12 08:32 PM

Do We Buy A Long Island Home Without A Basement?

We're working with out of state clients from Mississippi who asked, "should we buy a Long Island Home without a basement"?

Here on Long Island it is not uncommon to have a basement, however there are homes that do not have them. Some communities do not have basements due to a mulitiplicity of factors like where it's located, when it was built, the extra cost that was involved, type of home, if it is too close to water levels, etc.

A key important question is how does it compare to other houses in the neighborhood? Do … (24 comments)

long island realtors: Buyer's Ask...Is This Staying When We Buy The Long Island House? - 01/13/12 11:18 PM
Buyer's Ask...Is This Staying When We Buy Our Long Island House?  Our question to you Lawrence and Sheila is when we do buy our Long Island house, will the chandeliers, refrigerator and washer and dryer stay? Didn't think much about this question before until we starting working with several relocation buyers. You see, in different parts of the country, standard items that stay with the house are not the same. Real estate varies widely based on what is acceptable in a particular market and local custom.

For instance, here on Long Island, the appliances stay. Refrigerator, washer and dryer, wall unit air … (15 comments)

If Your Long Island Home Has Been Sitting On The Market Too Long...

It's not unusual for homes to remain on the market these days. Since there's a large inventory of homes, it's considered a buyer's market. Even with the holidays in full bloom, buyers are out looking, but they are looking for the best deal they can get or they will choose another property.

If your home has been sitting on the market and you have received NO offers, or if you've received only low offers, there may be a few things you can do to get an edge on the competition and get yours SOLD.
