draper: Utah Real Estate - Businesses Look At Utah As The New Land Of Opportunity - 03/30/11 03:47 AM
Utah promises economic salvation as the new land of opportunity

Forbes magazine, which placed Utah as #1 in its annual ranking of "Best States for Business," just may have said it best: Companies are getting the message that Utah is the right place for business.
Newsweek heralded Utah as the “Promised Land” in a story titled “How Utah Became the New Economic Zion.”
Newsweek also said, “Defining itself against the liberal left coast is an act of jujitsu. Utah’s biggest potential liability—its conservative, religious populus—becomes an indisputable strength. Utah’s people are, indeed, an employer’s dream. They are healthy, hard … (1 comments)

draper: Homes Sales On The Rise In Draper and Sandy Utah - 03/23/11 08:20 PM
Salt Lake City Market Update:
The Salt Lake Board of REALTORS® announced that 1,934 existing single-family homes were sold in Salt Lake County in the fourth quarter of 2010, down 21 percent compared to 2,450 sales in the fourth quarter 2009.
“It’s no surprise that home sales were down compared to last year,” said DeAnna Dipo, President of the Salt Lake Board of REALTORS®. “Last year at this time the $8,000 federal tax credit created a surge in home sales. However, the most recent fourth quarter sales numbers are up 12 percent compared to home sales in the fourth quarter of … (0 comments)

draper: 3 Common Design Mistakes - 03/23/11 07:50 PM
If you are in the process of decorating, re-decorate your existing Salt Lake City luxury home, Sandy 2story, Draper rambler, Holladay estate, South Jordan horse property home, Park City ski home or Herriman ranch house, here are three common design mistakes that involve scale, balance and proportion that should be avoided.

1.  DRAPERIES HUNG TOO LOW
It might seem logical to hang draperies flush with the top of the window, but the negative effect gives the appearance of shortening the window and lowering the ceiling. Just as a well-fitted pair of jeans can give your legs a longer, leaner look, … (1 comments)

Ready to sell your Salt Lake City luxury home, Draper 2story, Sandy rambler, Herriman ranch, South Jordan townhome, Holladay luxury estate? Putting your house on the market will most definitely invite a disruption and inconvenience for your life and that of your family, as well as a multitude of varying opinions, including criticism.
You will have Realtors and their buyers show up at the wrong time. They will ask you questions you were not prepared to answer. Buyers or their children will accidentally knock over a plant or something of more value. The Realtor will accidentally let your cat out or … (27 comments)

draper: Warren Buffett Predicts Housing Market Recovery - 03/14/11 08:22 PM
Warren Buffett, real estate investment mogul, delivered a fantastic forecast to the shareholders of his #11 ranked Fortune 500 company, Berkshire Hathaway.  He advised people to "be wary about borrowing money because of the games public companies play with the profit numbers they report."  However, Buffett reminded stockholders that "money will always flow toward opportunity and there is an abundance of that in America."  He said that he believes the housing market recovery will likely begin within the next year and that will lead the economy into recovery.
He explained that this recovery is dependent upon common sense underwriting related to … (8 comments)

draper: Dirt Cheap Staging Ideas - 03/09/11 04:04 PM
I often get asked, by sellers, what they can do to improve their home so it will show better for potential buyers.  In this market, many sellers are strapped for cash and money to pay a professional stager anywhere from $50 to $150 per hour is just simply not feasible.  However, when it comes to selling your Salt Lake City home, appearance is everything. Here are five home staging ideas that won't break the bank and can be taken care of by the homeowner themselves:
1) Pack Away Personal Items
Packing away personal items is one of the simplest, and most … (23 comments)

draper: Why Is Having 20% Down Payment Even MORE Important Beginning In April 2011? - 03/08/11 04:22 PM
Whoever said buying a house was easy?  Certainly not me and maybe nobody has! After deciding where to live, you recruit a Realtor and then you find a home.  Then comes the most difficult part... paying for it.
A large down payment (and hopefully at least 20% of the purchase price) is possibly the best way to get ahead when making a home purchase.  It is helpful to decide years in advance the cost of your ideal home and start saving for that 20 percent. Money for your down payment can come from many places... the most common is cash from … (7 comments)

draper: Vacation? Realtors Aren't Allowed to Vacation! - 03/03/11 05:09 PM
Sadly, it's true, Realtors aren't allowed to go on vacation.  Or, at least, that's what some sellers believe.  It doesn't matter that we work 7 days a week and all hours of the day AND night, even on holidays.  When a seller believes they've hired us to sell their home, whether it takes 3 months, 6 months, a year or, for luxury estates, years, they don't believe we should leave town, even if we have another realtor ready and willing to cover our business.
After more than two decades in this business, this is still somewhat of a taboo subject with … (5 comments)

draper: A Few Tips For Reducing Closing Costs - 03/01/11 07:37 PM
As our Utah spring and a new home buying season approaches, the New York Times reminds us, in a great new article, that homebuyers can reduce their closing closts.  Many Salt Lake City home buyers will begin the process of shopping for not only a home but for a mortgage as well.
While many buyers focus their negotiating efforts on getting the best price on a home and securing the lowest interest rate possible, they often forget they can take steps to reduce the costs associated with finalizing the transaction.
The Federal Reserve estimates closing costs can range from 3 to … (2 comments)

draper: It's an Ugly Time of Year. - 03/01/11 12:20 PM
It's in between two distinct seasons.  The tulips and other blossoms haven't quite bloomed, the trees are still bare and, without the fresh, fluffy white powder covering the less-than-stellar looking lawns here in Utah, homes just don't look as beautiful as they will in just one more month.  However, that doesn't mean you should just give up and let your lawn be until spring hits. To keep your neighbors happy and potential buyers interested -- take a look at these lawn care tips.
Why is winter lawn care so important? By taking a few precautions during the Winter, you can ensure … (3 comments)

draper: New 2010 Tax Credits For Eligible Kids - 02/28/11 06:34 PM
Slash your tax bill by up to $1,000 for each qualifying child.

Thanks to a flurry of year-end tax legislation, eligible families will continue to benefit from a $1,000 tax credit for each child under age 17 when they file their 2010 taxes... it will also continue for each of the next two years. This is a tax credit, which reduces your tax bill dollar-for-dollar.  This credit is more valuable than a tax deduction, which merely reduces the amount of income that is taxed.
Some taxpayers also may qualify for an expanded Additional Child Tax Credit, which could trigger a … (2 comments)

draper: Top SIX Reasons Your Home Is NOT Selling. - 02/17/11 05:22 PM
Are you a home seller in agony because your home has festered on the Salt Lake City market week after week with few to no showings? Here are six culprits that may be keeping buyers away from purchasing your home.
#1 - Your home is overpriced Optimistic home sellers love to parrot the old adage, "There's a buyer for every home." But they often leave off the qualifier: "at the buyer's price."
The fact is that buyers, not sellers, ultimately determine the market value of a home. You can ask for the moon and set your listing price well above comparable … (8 comments)
