Every so often, a prospective buyer points to the "Days on Market" number on the MLS data sheet and asks, "why has this property been on the market for such a long time?" I believe that many of these would-be buyers are looking for another way to ask, "what's wrong with this house?"
But market times can be much longer in a vacation home/recreational area, particularly when tourist activity is unquestionably seasonal. With few exceptions, in our Apostle Islands real estate market (in northwest Wisconsin), our tourist season is six months long, with the remaining winter months (4 comments)
After a couple of very quiet months, we are seeing a revival in property showing activity on both Madeline Island and in Bayfield, Wisconsin. Things were very quiet in our Apostle Islands real estate market during January and February of 2016, but that hiatus seems to be coming to an end.
For the first time since early to mid-December, property inquiries by prospective buyers appear to be on the rise. Most of the buyer interest is in homes, but there have also been inquiries about vacant land, particularly large parcels (2 comments)

We still post our listings on YouTube and we plan to continue to do so. But we like the video quality of Dailymotion and we find it an alternative way to reach prospective buyers and sellers.
Dailymotion also appears to have a following in Europe, which means it can make a decent place to target (4 comments)
Madeline Island Realty is on a roll this year. Call it a trend or merely an indicator, but the fact remains that over the past four and one-half years, our LaPointe, Wisconsin real estate brokerage listed seven of the eight Madeline Island homes which sold at over $500,000. And there are a number of reasons why.

This is one of the toughest conversations we find ourselves having with a seller. One of our listings shows up with the words "Sale Pending" next to the address and other area sellers promptly contact us, asking "what are we doing wrong?" or "what should we be doing differently?".
The answer isn't always the same. It's not always about price. Sometimes, it's about the condition of the home that received an acceptable offer (or the homes that didn't). And other times, the reason is almost inexplicable.
