I am re-blogging this post for obvious reasons. Most of our sellers need  this kind of frank advice when preparing their home to go on the market.
 
Most vacation homes, just like primary residences, benefit from staging advice. Whether this advice is about reducing clutter or making a bedroom feel bigger, or creating a flow of traffic in a living room by moving furniture, staging is a necessary part of the process.

Pricing second homes/vacation homes is often more complex and more challenging than putting a price on a primary home. Seller motivations are different, time frames are different, even the level of urgency is different.
The most recent edition of The Residential Specialist magazine (pubished by CRS, the Council of Residential Specialists in Chicago) features an article by Donna Shryer entitled "The Fine Art of Pricing". The article is well-written and the information it contains certainly applies to primary homes. But second homes are a different matter.

Everyone in the real estate industry is talking about low inventories of homes for sale. Now that market conditions have emerged from the doldrums, it's like we're all dressed up with no place to go.  Agents are scrapping over new listings and they're wondering aloud why sellers are relatively scarce.
In the second home/vacation home market, the problem may be even worse than it is with primary homes.  Just as a second home is a discretionary purchase, owners of a secondary home need a reason to sell.

A fair number of our listings start out as "For Sale by Owner" properties.  To prospective sellers, what a real estate broker does appears easy.  Judging from the public's eagerness to try their hand at what we do, it's probably a good thing we aren't trapeze artists.
Selling a home, particularly a second home in a relatively low-density vacation area, isn't easy these days.  I've witnessed FSBO vacation homes that started out outrageously overpriced when they hit the market.  Sellers tend to ignore factors like recent sales and the availability of mortgage money when they price their homes.
