I've always been the "Glass is ½ full kind of Gal".  However, I am finding it more difficult to maintain my upbeatedness with the economic reports getting more dismal each day. 
I subscribe to Jon Gordon's Positive Tips newsletter.  I've read his books, I've heard him speak, I am a fan and an advocate in his positive lifestyle.  He wrote recently...." Imagine if the headline read "Employment rate closing in on 92%" rather than saying "The Unemployment rate is soaring to 8%."

Wally World is one of the busiest stores in St. Augustine and one store that I try to avoid.  Crowded parking lot, long check out lines, I'm an in-there-and-outta-there kind of shopper.  However, they are open late (24 hours) and I sometimes just have no other choice to shop there.  Well, something happened to me last night that changed my whole Wal-Mart shopping perception.

Today's St. Augustine Record - Front Page News - "Home Sales Rebound".  What music to this agents ears!  Good news about the real estate market on the front page.

The Record also reported "this recent activity comes from low mortgage rates and low home prices.  But David A. Denslow, a professor and economist with the University of Florida's Bureau of Economic and Business Research, offered another reason. He said square-foot prices for homes  in St. Augustine are selling for 60 percent of the national average."

I was (Ahem) much too young to attend the Woodstock Festival, one of the greatest events in music history that changed the scene of Rock and Roll, probably forever.  So, when I received an invitation to attend the Inauguration of Barack Obama, our 44th President, I just could not pass it up.  I believed that this would be MY Woodstock; my chance to experience an incredible social gathering.  A gathering filled with harmony and idealistic hopes among masses of other Americans who, like me, believed that this was the beginning of a journey that would change our world, probably forever.

Jade Tree, located on Anastasia Blvd. is a cool new flower shop but does not stop there.  It's not just about petals, local art, candles and chocolates are also available.  
Tech'n'Tunes, a custom audio automobile business recently opened on Dobbs Road. Offering a unique combination of car repair and accessory installation, they sell Vibe products.

I am not so sure the title of this blog is an accurate statement, but there is a new movie now under production in the Nations Oldest City.  "Resurrection Ferns" stars a local teen playing a 12-year old girl from Milwaukee.  Hanna runs away to see the wild horses in Cumberland Island and has many mishaps along the way.  The spin is that it is a story about a "contemporary Little Red Riding Hood".

Call me crazy - or adventurous - or just frugal at the moment, but I have decided to build my own website.   It is a lot tougher than I thought it was going to be and a true time consumer.  In fact, I have a whole new respect for those who do it as a business. 
With that said, I am actually enjoying the creativity of the process.  Adding tabs and sub tabs, creating the content, taking photos and selecting images, is ... fun for me.  But I am stuck with something and I need some help.

For those of us who travel the Bridge of Lions between Anastasia Island and Downtown St. Augustine, please note there will be another detour.  

The north end of Dolphin Dr. and its intersection with Anastasia Blvd. will be closed three days starting tomorrow January 8, 2009.  The closure is due to the paving of the south side of Anastasia Blvd. from Dolphin Dr. east to just past Gerado Street. 
Traffic will be rerouted using Zorayda and Arricola Avenues.   
Patience my friends, just think how GREAT this new Bridge of Lions will be when its completed.

Breaking News from St. Johns County (including St. Augustine)... Golf Carts have been approved for county Roads.   
Last night, the St. Johns County Commission passed an ordinance that opens county roads to golf cart traffic.  St. John's County is one of the first counties in the state to have such an ordinance. 

County engineers will have to evaluate each road to insure that they are eligible for golf cart traffic.  The approved roads will then be clearly marked for use with golf carts.

Another Resolution I have adopted for 2009 is to develop new scripts to handle certain buyer objections that come up frequently.  This market has changed so much that I need some new material!
My favorite is "The seller is asking too much".  This is how I handle it.  I ask in return "How much too much do you think it is?" Then I stop talking and listen.  The Buyer will then tell what price they are willing to pay.  This will be my basis to get them to write an offer!  Sounds simple, and it is...but it works!

I once read that the most skilled person always succeeds in challenging times.  So, my 2009 resolution is to put more emphasis developing my personal selling skills.  Many agents may not take the opportunity of a slow market to invest in continuing education.  Maybe they don't want to spend the coin right now because the commissions are not flowing in.  Or, perhaps, they don't want to spend the time sitting in a class when they can be out prospecting.

Thousands of people vacation in the St. Augustine, Florida area.  Most will rent a condominium or Bed and Breakfast at the beach.  While here, many fall in love with the area and dream of spending even more time in the Nation's Oldest City.  These visitors are potential buyers and ideal candidates for a second home or permanent home.
