According to the local real estate rumor mill Amazon will be leasing the Saks Fifth Avenue Building at 1001 State Street in Santa Barbara for two million dollars a year. Construction on tenant improvements will begin in early 2019, with tenancy happening by the end of next year according to Austin Herlihy, executive vice president at Radius Commercial Real Estate. State Street has struggled with retail vacancies for the past several years, but the presence of Amazon (if it is Amazon) might give the artery a much-needed adrenaline boost. For homes bought and sold in the same county sellers over 55 can transfer their current low tax base to a newly purchased home. Proposition 60 was approved by California voters in 1986. As in any and all situations regarding your taxes you should always consult with your tax person (tax expert). To qualify for Proposition 60 the home must be the principal residence and one of the property owners needs to be at least 55 years old on the day the house is sold.
