Change is in the air here in San Diego, as we see the super hot seller’s market gradually cool. According to Realtor.com chief economist Danielle Hale, “It’s definitely still a seller’s market in most of the country. But it’s not the same seller’s market you saw over the last couple of years. You might have to think about how your home compares to the competition that buyers are going to see when they’re shopping. And you might have to price a bit more competitively or think about other enticements to attract buyers.”

After 2 years of month-over-month home price increases we may be starting to see things turn, or at least slow down. According to a report published by Zillow, nationwide home prices rose 8.3% over the last 12 months but appreciation is expected to slow to 6.6% by this time next year.
This projection is based in part on the fact that we are seeing list prices dropping in some of the hottest markets, especially among more expensive properties. A recent survey of over 100 real estate and economic experts predicts that by the end of 2013, home values will have increased nationwide by an average of 6.7% over a year ago. This is significantly more than the 5.4% bump anticipated in an earlier study.
