lenders: Tex Vet Loans offer Lower Interest Rates to Disabled Veterans - 07/06/10 08:48 AM
The Texas Veterans Land Board offers low interest home and land loans to qualifying veterans .  At this time, rates for disabled veterans with at least a 30% disability are at 3.88% for a 30 year fixed rate loan.  No downpayment is required, but a 1% participation fee is.   The seller may pay this participation fee for the buyer.
Today's rate for veterans with no disability is at 4.38%, and also requires no down payment, but does require the 1% particpation fee.

UPDATE 1/2/09:   Rates were at 5.5%!
 
Great news from local Fort Hood lenders this morning!  Late yesterday afternoon the VA rate plummeted from 6.75% to 6% and stressed buyers can, for the moment, give a sigh of relief. 
If you've been waiting out the rates before committing to a home at Fort Hood, this could be the time to jump in.   Rates have been volatile the past month, swinging between 7% and 7.5%, so 6% is looking pretty good today!

lenders: Fort Hood Lenders have Money Available for VA Loans - 10/01/08 05:16 AM
Part of my job is staying informed so I can give advice to my Fort Hood home buyers and sellers.  I owe it to them to be a good source of reliable information.    
For the past two weeks, I've been staying in particularly close touch with local lenders, checking in on movement in interest rates.  I'm also checking on the availability of funds for federally insured loan programs (VA and FHA). 
GOOD NEWS:  The lenders assure me that money is available to lend on VA and FHA loans.  All you have to do is qualify for the loan, as in the past.

I had something happen last week that caught me off guard.  An agent from another company had written an offer on one of my new construction listings.  The offer was contingent on the sale of the buyer's current home.  Needless to say, the builder would not accept the contingency, marked it out in a counteroffer and we returned it to the other agent.  I was totally surprised when I got the contract back fully executed, with the buyer agreeing to purchase with no contingency.  I called the other agent up, asked him point blank - "Can your buyer qualify to purchase … (36 comments)
