There's nothing better than referral business. I got started with a new buyer yesterday who was referred to me by a previous client and its great to start out where trust is already established. My new buyer told me that our mutual friend Molly appreciated that I'd never once tried to upsell her or talk her into something bigger or more expensive and that I made the experience of buying a home fun by keeping it light. Evaluating a buyers needs and motivation is the most important peice of the puzzle to successfully getting them into the right home.
