rural: Bronson Fire Hydrants - 01/10/14 11:27 PM
Last week during the low temps I had to drive down to Bronson, Michigan and take a few photos of a house for a client.  When I was in the area, I was reminded that the entire town has all of their fire hydrants painted purple and yellow to match the high school sports colors of the Bronson Vikings. Seeing these hydrants against the snow was quite colorful.  It is really nice to see a community that is supportive of high school sports and has a general spirit thoughout the town.

rural: Railroad Tracks in the Snow - 01/05/13 10:23 PM
I was out in the rural area west of Marshall, Michigan a few days ago and I paused over this railroad track and took this photo.  It was morning, and the snow had fallen earlier, and it was a very serene feeling looking at this view.  There is something really artistic about railroad tracks, as well as powerful.  The man hours that went into creating this transportation system in the U.S. is incredible.  Millions of tons of commerce is transported across these very rails every year, as well as people.  This is America at its best.

rural: Back Roads Less Traveled in NC, GA & TN - 10/13/11 05:38 AM
Last week I drove 12 hours south of Michigan to visit my sister in North Carolina.  I went there to help her with a festival that her business was scheduled to be at.  She goes to regional art festivals and sells maps that she and her husband designed for the region that offers visitors insight into vacation getaways for the area.
The maps include back roads, hiking trails, waterfalls, camp grounds and various other exciting points of interest in the region.  They have created three maps, one for Western North Carolina, one for Northeast Georgia and one for Eastern Tennessee.  All … (4 comments)

rural: USDA Rural Development Loans in Calhoun County, Michigan - 04/03/11 12:26 PM
USDA Rural Development loans in Calhoun County, Michigan are popular with first time home buyers.  A buyer seeking to use the USDA Rural Development program cannot own another home.
Rural Development loans are designed primarily to provide adequate housing to low and middle income families.  Because of this reason there is an income cap per household.   This means that all working household members will have their income counted.  This includes spouses, significant others and even adult children who may still live at home, whether or not they contribute to household bills, etc.
The current annual income cap for Calhoun County for … (0 comments)

rural: Rural Properties: Advantages Vs Disadvantages - 03/08/11 01:50 AM
I work with a lot of first time home buyers, and often there is strong interest in looking at rural homes.  Sometimes I survey them and discover that many have never lived in a rural setting, but have the general idea that it is something like they saw in the 'Sound of Music' or 'Heidi' as a kid, and want to experience the solitude of open spaces.
Although there is a lot of truth to this, and rural settings offer a lot of privacy and a quiet setting, there are also som realities that buyers should know about.  There are distinct … (3 comments)

rural: Country Homes in Michigan - 11/16/10 02:29 AM
Country homes in Michigan are in high demand.  Many buyers, first time and seasoned home owners alike often are drawn to this type of property for the solitude they typically offer.  There are unique characteristics of country homes in Michigan that differ from other properties.
Quite frequently these homes have at least an acre of land or more, and are usually on a well and septic system.  It is always recommended that a well and septic inspection be done on any home when purchasing it, but especially on homes that have been vacant.
In fact some Counties such as Barry and Eaton … (0 comments)
