It was widely reported that last Thursday, the Federal Reserve raised the Discount Rate (the interest rate charged to member banks when they borrow from the Fed) from 0.50% to 0.75%. All members of the Federal Reserve banking system (12) supported the decision. In its decision, the Fed cited "continued improvement in financial market conditions," but warned Wall Street that the increase was "not expected to lead to tighter financial conditions for households and businesses and do not signal any change in the outlook for the economy or for monetary policy." We can clearly see that new construction sales continue to lag previous years' sales. The Tallahassee real estate market still has a good sized inventory of new construction homes to choose from at prices per square foot half of what was being sold in 2005-6. It may be second quarter 2010 before we see numbers exceeding the previous year.

In an announcement predicted to bolster the housing industry, the Federal Reserve said Wednesday, September 23, 2009 that it intended to keep key lending rates near zero "for an extended period" and continue to buy mortgage-backed securities and debt through March 2010.This is the second time the Fed has decided to stretch out its program to encourage spending and stimulate the economy. Sales continue to lag previous years and you can see how we are down. Sales are occurring, but still substantially below historical rates. Re-sales, which are non-new construction housing, are continuing the 4 year decline in volume. Pricing does seem to be stabilizing but, the market is still fragile and price sensitive. There are reports of bottlenecks forming in the local mortgage market as underwriting loans becomes more and more difficult. Loans are receiving a stringent review causing closing times to increase. Things are heating up about the use of a particular Chinese produced drywall. Reports are everywhere that the product produces a rotten egg smell and may in fact release a toxic gas. Have you heard about this? Many have not. The reported use of this drywall is limited and the simplest thing to do is not panic, but if you are buying a home, ask. Fishing is extremely popular here in the Big Bend of Florida. Near Tallahassee there is some great fishing to be had and scalloping too! Even in my neighborhood in Tallahassee, we have a lake you can fish. Stop by Wal-Mart, Kevin's Sporting Goods or Sportman's Warehouse and you will see the enormity of fishing in our area. With all that said, there are some things more advisable to do than others. My friend John Conklin always says, "Don't go out to where the fish are bigger than your boat."
