Yesterday while in our Ormond Beach location a customer called in...yes a CENTURY 21 customer but not our CENTURY 21 but a location not too far away from us.   I explained to the customer each office is independently owned and operated and I would be happy to get the number if he could hold tight.
After I gave him the number he was quite shocked..and surprised and filled the phone line with flattery..his words made me smile..as he said he was impressed..as he had called another office and they tried to work with him.

Today I sat through a REALTOR Code of Ethics Training...yes, I try and take it every year.  I know you can do it  free on line. 
"Failure to comply with this required ethics training is a violation of a membership duty for which the member’s primary association will suspend membership until the training is complete."
For me I like to sit in a classroom..I like to socialize...gather and most of all learn..my goal in every training is to learn something new so that I may share with others..

code of ethics: Don't Assume The Seller Dislikes Their Expired REALTOR! Basic REALTOR ETHICS - 02/24/08 01:14 AM
Friday I had an interesting conversation with one of our listing machines...a blogpost provoking conversation, one that would make me question some REALTOR'S ethics...not the listing machine personally but those who sometimes go after Expireds.....one of them being the listing machine's expired listing.
Often times listing machines have a defense mechanism...it's called thick skin.
They are accustomed to it...word gets out...word gets back to them.
Now with thick skin there is an understanding...if you do your job well and are successful sometimes you make enemies. 
Bad mouthing a seller's EXPIRED REALTOR because you wanted that listing...can be a huge mistake!

This morning I sat through a mock arbitration and mediation.  Its amazing to me what you can learn from your local Board of Realtors.  Nancy Dance did a great job but I have to say, it was ruled that David Wyant was awarded the $33,000 commission. 
Keep in mind this was a mock mediation and arbitration.
 
While there I learned something new that made me realize I do believe many Realtors are Violating the Code of Ethics.

One of the responsibilities of a Realtor is to protect the public from harm.
