Hot off the Press: SW Minneapolis MN Home Sales in October 2009
SW Minneapolis MN real estate market has been quite brisk this month. There have been 120 new listings during October, that’s 12.1% increase over October 2008. However, the year to date number was 0.2% lower than in 2008. That is consistent with the lower overall listing activity this year in comparison with last year in the Twin Cities area.
Low interest rates and the stimulus buyer tax credit helped boost sales, especially in lower price ranges. There were 72 closed home sales in last, a (0 comments)
Hot off the Press: Richfield Home Sales in October 2009
Richfield MN real estate market has been very active this month. There have been 77 new listings during October, 32.8% more than in October 2008. However, the year to date number was slightly lower than in 2008. That is consistent with the lower overall listing activity this year in comparison with last year.
Low interest rates and the stimulus buyer tax credit helped boost sales, especially in lower price ranges. There were 49 closed home sales in last, a 28.9% increase over October 2008. The year-to-date numbers (4 comments)
The number of foreclosed homes sold from February to April of this year dropped by 1,200 units, while the months supply of inventory has significantly declined. During the four-year period 2005-2008, the number of lender-owned homes steadily grew, bringing the inventory up to the record levels as high as 12.8 homes per active buyer in November of 2007. A typical balanced real estate market shows inventory levels between 5 and 6 active listings per buyer. The current breakdown, as reported by the MAAR office:

With the cold spring and current economic woes, real estate market has been sluggish. However, the activity has been picking up in the recent weeks. Good news is that the foreclosure homes have been selling and there are fewer of them available. In general, the inventory has come down and buyers experience a lot more competition now.

In the last few weeks, I have been extremely busy working with Twin Cities buyers, many of them shopping for bank-owned homes. We've looked at lots of homes in low price ranges and in condition ranging from "not bad" to "almost a tear-down". The better homes are selling quickly and in multiple offers... Yes, that's correct: MULTIPLE OFFERS. The highest number of offers at one time I have been in recently is eight, but maybe other agents have seen more.
