There were 38 single family homes that closed in St. Clair Shores during the month of February. That number is down from last month where we saw 49 closings. Looking back at last years stats there were 50 closings in February 2013.
My personal opinion, I think the extremely cold and snowy winter may have contributed to February's numbers being slightly down. The average and median sales price are continuing to rise. Inventory remains low and I expect the market to pick up this spring once the weather breaks.

ST. CLAIR SHORES REAL ESTATE MARKET REPORT FOR OCTOBER - HOMES
There were 64 single family homes that closed in October. One positive thing that I noticed with the past month was bank owned homes made up only 31% of the sales! That is encouraging considering they made up 50 - 75% of the sales earlier in the year.

Here's a quick overview of the real estate market in Saint Clair Shores as of September 3rd, 2009. Listing inventory remains pretty much the same as it has throughout the year. August sales were up slightly from July.

There were 61 single family homes that closed in JULY up from 49 in June. 33 of the 61 sales were bank owned homes. That's 54%. Bank owned homes made up 44% of the sales in June, 65% in May, 60% in April & 77% in March.

There were 37 single family homes that closed in February, in December we saw 43 closings and 36 in January. Last month 29 of the 36 January closings or 80% were bank owned homes. My monthly market reports give data on the number of closed transactions, average sale price, etc. This report is a little different. It amazes me how much prices have dropped in the past few years, I remember in 2005 it was very difficult to find a home in St. Clair Shores for under $100,000 even fixer uppers. The pickings in that price range were slim to none at that time. So I thought I'd give you an idea of what's for sale in different price ranges today.
I've broken the stats down to the 3 major school districts.
