If I was a betting man, I would bet that California home values (prices) are going up…no…down…no…up…oh, rats! I have no clue!
And neither does anyone else!
A news article in a Southern California newspaper says that UCLA economists are forecasting a turnaround in home prices in 2012 with continued increases through 2017. Substantial increases! No, not the bubble increases that we saw in a few years ago, but on the order of more than 10%. Amazing if true!

Does HARP give hope or is it more of the same old same-old?
Are the recently announced revisions to the Home Affordable Refinance Program (HARP) going to make a MAJOR difference to the many underwater home owners that are being led to believe that they are being thrown a life-line? I don’t think so.
                                                  
For those who are already facing foreclose the revisions are meaningless. Criteria number one is that the mortgage has to be paid current. Not happening if you are already facing foreclosure!

The inventory of available homes has changed over the last month in the Fremont real estate market. Single family listings have declined by more than 10% while listings of condos and townhouses have shown less of a drop-off. What does this mean? It is not enough of a sample to know. I will follow the numbers and see if there is a trend. The number of listings can be influenced by the time of the year. They are certainly influenced by the economy.

I held an open house last Sunday across the street from another house in Fremont that was being held open by another real estate company. Despite the proximity of the two houses in a very desirable part of Fremont, Ca., they could not be more unlike each other.

Is the glass half empty in the Fremont, Ca. real estate market?
The most recent Standard & Poor’s/Case-Schiller index of 20 American cities was released a couple of days ago. It showed an upwards movement of 0.9% for July over June of this year but a dip of 4.4% from July of 2010.
Yet, many economic soothsayers predict that prices will decline in the future if the job market does not improve.

I wrote an offer on a short sale house on Union City, Ca. on Tuesday. I called the listing agent and asked if he had any offers. He said he had threats from three Realtors who planned to write offers, including me, but nothing in hand. So my client signed the offer and I sent it to the agent. He acknowledged receiving the offer.
By Thursday, I had heard nothing so I sent an email inquiry. No response so I called the agent today (Friday).

I feel like I am being beaten upside the head from both sides.
On the one side, I have a client who is trying to buy a short sale property. We wrote the offer and it was accepted by the sellers last January. The first lender approved the offer in March. The negotiations have been ongoing with the 2nd lender. We have yet to get final approval from both lenders on a timetable for closing that makes sense.
