phoenix homes for sale: Sometimes It Takes Real Courage Just To Ask - 04/02/13 06:53 AM

How different would our lives and our businesses be if we always had the courage to step out of our comfort zone and ask for what we want.
Billy Joel is at Vanderbilt University for "An Evening of Questions and Answers and a Little Bit of Music" in January of this year. He's answering questions when a student, Michael Pollack, asks if he can accompany Billy as he sings "New York State Of Mind" and as we hear, and Billy confirms, "the guys got chops".
Billy Joel wasn't afraid to share the stage with a student and Michael Pollack not … (8 comments)

phoenix homes for sale: Opening Day Is Less Than A Week Away! - 03/24/13 01:46 PM
That's right, wake the kids and call the neighbors, Major League Baseball's 2013 Opening Day is next Sunday March 31st. For baseball fans, like me, that is really good news. I have been a D-backs fan since long before their Inaugural Opening Day in 1998.
One of my great pleasures, as a fan, was to watch the first regular season game of a brand new franchise, the Arizona Dimondbacks, from a box seat half way between home and first base in their brand new Major League ballpark, the "BOB" aka Bank One Ballpark.
We lost that first home opener but we've … (3 comments)

I had a call from a client the other day, she had purchased a home about five years ago and, for the past couple of years, she had been wanting to sell it and down-size now that her children we no longer living at home.
The problem had been two-fold she was upside down with her mortgage and at the time homes weren’t selling that well.
She had been looking at homes on an automated listing alert I had set up for her and noticed that the price of homes in her neighborhood had been increasing substantially over … (12 comments)

phoenix homes for sale: The Rules of Real Estate #1 - 01/28/13 03:40 AM
 The Rules of Real Estate

Most of us have probably heard them at one time or another; I heard them long before I became an agent, they are the “rules” of real estate.  I believe most people hear them from well meaning friends and family when they are trying to buy or sell a property. They are often quoted as indisputable fact. I’d like to look at them one by one and give you my take on them.

#1. “The three most important things in real estate: location, location, location.”

Giving it the top three positions is over … (9 comments)

phoenix homes for sale: Show Me Your Tax Returns If You Want To See My Home! - 12/03/12 05:25 AM
Last week I received a call from a friend who lives in southern California. He and his wife have been renting but a few months ago they decided to purchase a home in the Covina/San Dimas area.
He called to tell me they had found a home while driving through a neighborhood close to their rentall and were hoping to get a look inside. I asked him when that would happen and he said "As soon as I get my financials over to the seller." You mean your "pre-qualification letter" or "proof of funds"?
No, the sellers agent told my friend's … (14 comments)

phoenix homes for sale: Heritage Heights - The Great Outdoors Right In The Middle of Phoenix - 11/14/12 02:17 AM

Tucked away in a small quadrangle east of Interstate 51, just north of the Phoenix Mountains Preserve and west of 32nd street is Heritage Heights the great outdoors right in the middle of Phoenix and one of the most unique communities in the Valley.
Heritage Heights is one of those small hidden communities off the beaten path and even off the path of most real estate agents. Heritage Heights is a community of several hundred, quality built, single story ranch style homes.
Most of the homes in Heritage Heights were built in the shadow of Squaw Peak, (now Piestewa Peak), … (10 comments)

phoenix homes for sale: Glendale, AZ - Market Report October 2012 - 11/10/12 10:25 AM

Glendale, AZ Market Report October 2012
Total Active listings are up another 11.4% over the past 30 days and up 34% over the past 6 months.
Lender Owned (REO) and Short Sales (SS) make up less than 28% of Total Actives down another 6% over the past 30 days.

Short Sale prices are up … (0 comments)

phoenix homes for sale: Eating Arcadia - Over Easy / Phoenix - 11/04/12 05:57 AM

Looking for a great breakfast /brunch in Arcadia. Check out Over Easy /Phoenix, created by Chef Aaron May a member of the Arizona Culinary Hall of Fame.
I originally decided to try Over Easy because all of the publicity it was receiving. It was one of the "Top 50" restaurants featured in the Arizona Foothills Magazine and was featured, not once - but twice on Food Network. First on the "Best Thing I Ever Ate" for their famous waffle dog and second on "Diners, Drive-Ins and Dives" for their Caramelized Banana & Pecan Brioche French Toast.
Over Easy/Phoenix is conveniently … (4 comments)

phoenix homes for sale: 7 Tips For A Happy & Safe Halloween! - 10/30/12 07:09 PM
As a child I loved Halloween, I looked forward to it all year. It was only eclipsed by my birthday and Christmas. What little girl doesn't want to dress up like a fairy princess and spend the evening with her friends laughing, running through the neighborhood, knocking on doors and taking home enough candy to make an army of dentists smile.
It's a great night for kids of all ages, with parties for teens and adults and the traditional door to door candy canvas for the youngsters. Unfortunately it has become a dangerous night. Here's a few tips for keeping Halloween … (10 comments)

phoenix homes for sale: How Does The Phoenix Real Estate Market Compare To The Nation? - 10/10/12 03:41 AM
You'd have to have been living on another planet to not be aware of the real estate roller coaster ride we took between 2002 and 2012. New national numbers are out and they are encouraging but all real estate is local so with that in mind, how does the Phoenix real estate market compare to the nation?

The big news nationally is that we've recovered a third of the dollar value lost during the five year real estate crash. If that is the standard by which we are measuring local markets then the Phoenix Metro market is close but not … (6 comments)

8 Tips To Help You Deal With A Monsoon Blackout

Turn off or disconnect any appliances, equipment (like air conditioners) or electronics (like TV, stereo) you were using when the power went out. When power comes back on, it may come back with momentary "surges" or "spikes" that can damage equipment such as computers and motors in appliances like the air conditioner, refrigerator, washer. Leave one light turned on so you'll know when your power returns. Leave the doors of your refrigerator and freezer closed to keep your food as fresh as possible. If you must … (5 comments)

phoenix homes for sale: Should I Refinance My Mortgage? - 08/02/12 05:34 AM
Mortgage interest rates are at an all time low but deciding to refinance is all about the numbers. Do you want to lower your monthly payment? Shorten the length of your mortgage? Reduce the amount of interest you're paying? Refinancing can lead to substantial savings if you qualify. Here's a simplified example: A $200,000 30 year mortgage at 6% when refinanced at 4% reduces your monthly payment by $245 and you'll save almost $88,000 in interest over the life of the loan. How do I qualify for refinancing? The process to qualify for refinancing is much the same as qualifying for … (10 comments)

Comerica Bank Across From Paradise Valley Mall - Remembering When

If you're close to my age you can probably remember walking into a bank and having the people who worked there call you by name. phoenix homes for sale: What Is A Buyers Agent? - 06/04/12 08:15 AM
What Is A Buyer’s Agent?
If you have signed a Buyers Broker Agreement you are that agent’s client, if not you are their customer. What’s the difference? An agent has a fiduciary responsibility,(a legal and ethical relationship of confidence and trust),to a client.
In some states both the real estate broker/agent who lists a property for the seller and the broker/agent who works with the buyer to purchase that property are paid by the seller and both have a fiduciary responsibility to the seller. Both are duty bound to reveal to the seller any information they know that might impact the … (8 comments)

phoenix homes for sale: Wynken Of Wynken Blynken and Nod - The Rest Of The Story - 05/12/12 05:48 AM

Two weeks ago the phone rings, it's a longtime friend, neighbor and fellow Realtor. He tells me he's getting ready to leave on a trip and needs my help to deal with three unexpected problems.
He was taking the garbage out to the four family container in the alley where he discovered three very small kittens. Someone had put them in the garbage can.
I brought the kittens home. My husband and I cleaned them and began feeding them kitten formula every four hours using a miniature bottle specifically designed for this purpose. It's amazing what you can find at … (4 comments)
