Well, it has been a good week.  Sold a house Monday, sold one Tuesday and sold another Wednesday.  It is already 7:30 a.m. on Thursday I haven't sold one yet but I'm on a roll! 
It is either feast or famine in Real Estate and that is just how it seems to work.  It's the slow times when you wonder why are you in this business and then it feels like they've opened the gates and let all the buyers and sellers out and it is a banquet!

Earlier this week I decided to hang out the humming bird feeders and fill up the bird feeders.  The first week of April the "scouts" are out to find the feeding places.
I have "feeding stations" strategically planted around my house.  One on the deck.  One just outside the bay window in the kitchen and another outside the window of my home office.  Each station has different kinds of seeds to attract different types of birds and to hopefully provide a wide variety so they don't fight so much.

In June, the James River Bateaux Festival brings a week of one of the East Coast's most unusual waterborne celebrations, centered on reproductions of 18th century shallow draft merchant boats. In their time each 60 foot craft could carry up to 20 tons of goods to Richmond and back much faster than horses and wagons.  A few were discovered near Richmond in the early 1980's, allowing carpenters to rebuild the time tested design.  The festival follows the river, stopping at towns along the way for various activities.

Joe Bean's is the best coffee shop in the Burg! I get a cappuccino with soy and sugar free vanilla syrup.  Yesterday I had their wintry mix which is a mocha with Carmel and coconut.  It was deli-sh!
If you buy ten you get one free.  There is more than one location and I am so glad there is one on the way into the office and one right next door from the office!  It is good and convenient!  How much better does it get?

South of Lynchburg in Altavista, the Avoca Museum is the home-site of Colonel Charles Lynch, the Revolutionary patriot and brother of John Lynch, founder of Lynchburg. Operation Smoke Detector is a community service initiative that enables every household in Lynchburg to have a working smoke detector.  The program mobilizes hundreds of volunteers to go door-to-door in neighborhoods throughout Lynchburg, distributing fire safety literature, checking smoke detectors, and installing new smoke detectors in homes that do not have one (at no cost to the residence - one smoke detector per household). 
The purpose of this program is to allow interested persons to ride along with Lynchburg Fire and EMS Department personnel during a portion of a 24-hour duty shift.  This program is designed to increase awareness of the … (2 comments)

Help beautify Lynchburg's landscape and community by adopting one or more of the available flower beds today!
The Adopt-A-Flower program is available to local citizens and businesses for a one year sponsorship period.  A portion or an entire flower bed may be adopted.  All flower beds include summer annuals and spring tulip bulbs.  A sponsorship name sign is installed for those who adopt an entire flower bed.  Call the City Horticulturist for information and an adoption application at 434-433-4410, Public Works Department Buildings and Grounds Division.

The Old City Cemetery, located at Fourth and Taylor Streets, is a restored 200 year-old cemetery founded in 1806.  It is a Virginia Historic Landmark listed on the National Register of Historic Places and is the oldest, still in use, public cemetery in the state of Virginia.

From its beginning as a frontier town to its heyday as one of the wealthiest cities in America, Lynchburg has appreciated and built fine architecture.
As a town boarding the wilderness, Lynchburg started out simple.  When John Lynch began dividing his lots, homeowners had strict rules governing the types of houses they could build.  The first Lynchburg houses were 16 feet square and had to be finished within three years.
Most houses, which were build close to the streets, were frame building with wooden shingled roofs.  Lynchburgers regularly used stone for basement and foundations.

Celebrating over 170 years of history Holy Cross Catholic Parish remains one of the oldest Catholic parishes in the Virginia Piedmont.
In 1834, Lynchburg became the site of a Catholic mission when Rev. Timothy O'Brien administered to the Catholics working on the James River and Kanawah Canal.  A pastorate was established in 1841 and the first church building was erected in 1843, dedicated as Saint Francis Xavier.  Under Father James McGurk, pastor from 1869 to 1909, the present church was built.  Complete in 1879 and dedicated as Holy Cross Church, it was designed by Col. The old-fashioned approach in real estate was based on selling, not coaching.  The foundation of this approach was trying to get your clients to do what it was that suited your agenda.  As long as they signed on the dotted line all will be well.

I think as a REALTOR we sometimes think as the commission amount is helping us.  But I think of it as also benefiting the seller.  I call it a marketing fee, because that is what I am going to use it for.  Professionals who receive commissions are hired to sell something, where as listing agents we are hired to market properties to other agents, buyers, neighbors or appraisers.
I believe the marketing fee is in the best interest of the seller.  Next to the price it is the most important thing a seller can do to get their home sold.
